Situation The land is situate East of Manaton village, about 5 miles West of and to the North of the Trendlebere Down and Black Hill in National Park.

The land is easily reached by a council maintained lane which joins to the main road at Manaton, providing a quick route to South Devon and the A38 at Drum Bridge.

Description of Land The land extends to approximately 70.60 acres of which about 60 acres is under grass pasture with the remaining 10 acres being deciduous woodland cover for livestock or rough grazing with stones.

The land lends itself to a cattle and sheep rotational stocking system, being separated into 18 grass enclosures by stone walls and banks with growth, some with barbed wire and stock netting.

The land benefits from a private spring water supply which is pumped by a generator from source to a reservoir situate at the highest point on the land. From here, the water is gravity fed to troughs in most fields.

Modern Timber Frame Agricultural Building (60’ x 34’) With Lean-To (60’ x 15’) Adjoining and reached by the Southern roadside is good agricultural building constructed from a timber frame with Yorkshire board cladding, timber supporting walls and cattle feed barriers under a coated corrugated steel roof. There is a lean-to of a similar construction to the rear of the main structure which is currently used as storage. A turnout area to the East serves the agricultural building and is surrounded by a timber post and rail fence (40’ x 30’ Approx.).

Directions Leave Newton Abbot on the A382 towards the A38 and the Drumbridges Roundabout, At Drumbridges head towards Bovey Tracey. Continue across the next roundabout staying on the A382. At the next roundabout, turn left, signposted to Manaton. Continue on the Manaton road and turn right just before the Kestor Inn. Follow the lane for approximately 200 yards. The land is situate on the left hand side and is marked by a Rendells sale board.
