While it is noted that the application is for the replacement of a derelict former dwelling, in applying the common law test to establish whether a dwelling has been abandoned, the former dwelling in this case is reasonably considered to be, as a matter of fact and degree, abandoned. -

Dartmoor National Park, Devon County Council, South Hams District Council, Teignbridge District Council and Torbay Council are consulting on a draft South Hams SAC Greater Horseshoe Bat Supplementary Planning Document . This Supplementary Planning Document is being prepared to provide guidance on the implementation of policies relating to the South Hams Special Area of Conservation, specifically on the population of greater horseshoe bats for which the site is (in part) designated. The document updates and replaces the South Hams Special Area of Conservation Greater Horseshoe Bat Consultation Zone Planning Guidance published by Natural England in 2010 . The document is aimed at those preparing to submit and those determining and commenting upon planning applications across the five Local Planning Authorities including: land owners, developers, planning agents, ecological consultants, Council Members and other organisations. Details of the consultation can be found online at: https://new.devon.gov.uk/planning/planning-policies/other-county-policy-and- guidance/south-hams-sac-spd-consultation . The consultation runs from Monday 16 th April until Wednesday 30 th May at 5pm . GUIDE 1 Welcome to the 2020 NOPS Kit Kat Tour Torbay is a large bay on Devon’s south coast. Overlooking its clear blue waters from their vantage points along the bay are three towns: Paignton, Torquay and Brixham. The bays ancient flood plain ends where it meets the steep hills of the South Hams. These hills act as suntrap, allowing the bay to luxuriate in its own warm microclimate. It is the bays golden sands and rare propensity for fine weather that has led to the bay and its seaside towns being named the English Riviera. Dartmoor National Park is a wild place with open moorlands and deep river valleys, a rich history and rare wildlife, making is a unique place and a great contrast to Torbay in terms of photographic subjects. The locations listed in the guide have been selected as popular areas to photograph. I have tried to be accurate with the postcodes but as many locations are rural, they are an approximation. They are not intended as an itinerary but as a starting point for a trigger-happy weekend. All the locations are within an hour or so drive from the hotel. Some locations are run by the National Trust or English Heritage. It would be worth being members or going with a member so that the weekend can be enjoyed to the full. Prices listed are correct at time of publication, concession prices are in brackets. Please take care and be respectful of the landscape around you. If you intend climbing or doing any other dangerous activities, please go in pairs (at least). -

Top price of the day was given for a pen of four outstanding pure bred yearling Simmental steers from Alan Brazier of Poltimore at a whopping £1170 apiece whilst another quality bunch of four Simmental bullocks (18m) eased to £1075 a head for Stephen Pearce of Liskeard. A couple of grand Charolais steers (25m) from the Shervington Family, Hittisleigh reached £1150 closely followed by a smart South Devon steer (20m) from Rob & Sue Greep, Cornwood at £1135, the latter also saw tremendous red Limousin steers (18m) make £1110. Groups of well farmed Aberdeen Angus steers (24m) ran to £1085 and £1080 for Russell & Alyson Retter of Cotleigh with later born Angus steers (16m) rising to £1075 for Peter Hendy of Plymouth. No really strong British Blue steers on offer although a group of four very decent Blues (25m) did reach £1040 for Garry Dunn of Okehampton whilst younger store steers saw a stunning Beef Shorthorn cross (11m) from Peter & Jake Chisholm of Hatherleigh make a creditable £980 and a pair of young (13m) Simmental steers from John & Jill Redman, Chagford saw £950 a life. -
