APARTMENT BUILDINGS Three apartment buildings have been designed along Rochdale Road which will provide 76 Council-owned apartments in total.

The ground and first floors have been planned as ‘townhouse style’ duplex homes with their own front doors and internal staircases. There will be 24 of these duplex homes, split between 2 and 3-bedrooms.

There will then be a mix of 1 and 2-bedroom apartments. All apartments have been designed to meet national and Manchester space standards.

Commercial and community space will be available on the ground floor of the apartment building on the corner of Rochdale Road and Shellard Road.

View from the corner of Rochdale Road and Shellard Road TWO BEDROOM TOWNHOUSES The 2-bedroom townhouses are a new type of housing for Collyhurst. There will be 50 of these houses built, all of which will be available for private sale.

Accommodation will be spread over three levels, with a roof terrace at the third floor.

Planned as back-to-back properties, these terraced homes offer greater choice for those who are looking for an alternative to apartment living.

Layout of 2-bedroom townhouses THREE AND FOUR BEDROOM TOWNHOUSES The majority of the new homes will be three storey townhouses, with a mixture between Council-owned and homes for sale.

A mix of 3-bedroom and 4-bedroom townhouses are planned, with roof terraces, front driveways and rear gardens. One 5-bedroom property is also planned.

The Council-owned and homes for sale have been designed to look identical from the outside, but some of the living space could be designed differently. For instance, the private sale houses could have open plan living/kitchen/dining spaces whereas the Council-owned houses could have separate living rooms.

INSPIRATION BOARD We received positive feedback about the look of these new homes in London and . We have taken this on board when taking the designs forward for Collyhurst.

Below are images to show the external appearance of the new homes we are planning to build in Collyhurst.

The feedback we received from our drop-in events highlighted that the use of traditional materials such as brick was widely supported, with many residents saying that the new homes should blend in with the existing Collyhurst area. There was a desire for Collyhurst to remain distinctive from other areas in , where grey brick rather than red brick is being used a lot in new developments.

BIN STORAGE AND BIKE STORAGE Some of the most lively discussions we had with Collyhurst residents at our drop-in events were about bins. In response to feedback, secure and integrated bin storage has been designed into the front gardens of the houses so that bins can be stored tidily off the street.

Bike storage could be provided as part of these bin stores or elsewhere within the boundaries of the houses.

LIGHTING The lighting strategy for Collyhurst has been developed in response to the public consultation feedback. Making Collyhurst Village and the park feel safe and secure for residents and visitors alike is the primary aim with well-lit streets and paths.
