Though there are many instances when it is necessary to act quickly, patience is a virtue even in situa- tions where time is of the essence. As one case in point, right after the dust cleared from Equity Office Properties’ initial public offering in 1997, the real estate investment trust’s chairman, Sam Zell, began planning a major expansion. Caught in his crosshairs was another real estate investment trust (REIT), Cornerstone Properties, which he wanted to own. Zell knew that although Cornerstone had managed to quickly grow its portfolio of properties, the New York–based REIT was smaller and would have trouble gaining access to the capital mar- kets. It took three years, but Zell finally snared his prey, buying the company for $4.6 billion. The key to this deal was persuading a Dutch pension fund, which owned about 30 percent of Cornerstone, to sell. Although Zell clearly coveted the company’s 15 million square feet of office space, much of which was located in the same cities where Equity Office Properties already had a presence, he took his time with the pension fund.

Everyday media reports on his new decisions that have made U.S. foreign policy to deserve "unpredictability". This paper attempts to find out the fundamental causes of such changes; therefore, its main question is what is the most important variable affecting U.S recent foreign policy? To answer the question, it uses James Rosenau's theory of foreign policy and the findings of two pieces researches on Trump's personality assessment, evaluates the U.S foreign policy positions, and analyzes his interaction with foreign policy maker institutions and their internal developments. Accordingly, it hypothesizes that Trump's personality traits have made "individual variable" superior to other parameters affecting U.S foreign policy, i.e., systemic, governmental, societal, and role variables. "Authoritarian populism", "narcissism", "vengefulness", and "disagreeableness" are Trump's profound personality traits that manifest "egocentrism" hidden in his personality. These individual traits have exerted affected the weight and relations between governmental institutions of foreign policy, and institutions completely in harmony with the president's view has now been formed.

Donald John Trump was born on June 14, 1946 in New York City, New York. His father was a successful business man. His grandfather had died early forcing his father into business at an early age. Donald's father, Fred Trump started his own business and Donald learned deal-making assisting his father in the growing business. Donald attended military school and went on to graduate from the elite University Of Pennsylvania's Wharton Financial school. When Fred Trump died though, Donald didn't inherit a large prosperous business. He did inherit his father's ability to recognize a good deal when he saw it, from assisting him in his business for so many years. Donald was ready now to become a successful businessman. Armed with a great education, experience taught to him from working with his father and his own in-born ability to negotiate successful opportunities, Donald left Queens for Manhattan. He was almost totally impoverished but he joined a key elite business club to make contacts and network with big financiers.

    “Measuring the Assurances of Female Political Leaders: Hillary Clinton on the Campaign Trail” Paper presented to panel B10: “Responsiveness and Representation” May 31, 201, 10:30-12 pm, CL 305 Annual meeting of the Canadian Political Science Association Regina Saskatchewan, May 30-June 1, 2018 Abstract: A well-established maxim within the political leadership literature holds that most leaders, most of the time, seek to assure citizens in their public communications. The provision of such certainty is thought to be integral to the exercise of leadership: uncertain citizens seek advice and reassurance, and so they turn to political leaders who can provide such goods (Downs, 1957). This understanding has been studied empirically mainly with respect to male leaders (de Clercy, 2005). This study asks: do female political leader also communicate certainty and uncertainty to citizens and, if so, how may such messages compare with those of male leaders? The study focuses on Hillary Clinton, the first woman to campaign for the American presidency. Leader communications are evaluated by analysing the content of Clinton’s three televised 2016 presidential debate performances using Atlas.ti, a qualitative content analysis program. These findings are compared with the same speech sets for her opponent, Donald Trump. Then, these values are compared with similar data for a sample of two other male presidential candidates. The study finds Clinton fits the role of a classic transactional leader and given the small number of cases under study here, there seems to be no systematic difference in how she communicated assurances to citizens based on her gender.
