Brook Cottage, Rollestone Road, Shrewton, Salisbury, Sp3 4Hg Brook Cottage, Rollestone Road, Shrewton, Salisbury, Sp3 4Hg A QUINTESSENTIAL COUNTRY COTTAGE BRIMMING WITH CHARACTER AND CHARM SITUATED IN A TRANQUIL SETTING BORDERING THE RIVER TILL brook cottage, rollestone road, shrewton, salisbury, sp3 4hg brook cottage, rollestone road, shrewton, salisbury, sp3 4hg Hall w kitchen w dining room w living room w study w boot room w shower room w 5 bedrooms w family bathroom w large garage with carport w garden and grounds bordering the river Till and extending to approximately 1.6 acres Description A charming detached cottage situated in a tucked away position and in a large plot on the edge of this popular village. Brook Cottage has origins from the early nineteenth century and was originally two cottages that were remodelled in the 1960s to create one large residence; the property was extended twice in the 1980s and is presented to the market for the first time in nearly fifty years. The accommodation is well-arranged over two floors; a central reception hall leads in to the large living room which features a large inglenook fireplace, curved bay window, beamed ceiling and a single door that leads into the garden; on the other side of the hall is the dining room although this could act as a further, informal sitting room. The kitchen lies beyond the dining room and has a cream two oven AGA (currently not in working order) and double aspect window making it a light space. From the kitchen is another hall area that is an ideal space for boots and coats, this leads to a shower room with cloakroom and an office/study; this is a versatile space that could be used for a variety of purposes. The principal staircase rises from the main reception hall providing access to the master bedroom, which offers excellent proportions, a range of fitted cupboards and wardrobes and lovely views over the gardens. Also accessed from this landing are a further double bedroom, a single bedroom and a family bath/shower room. A secondary staircase rises from the office/study and leads to two further bedrooms, one leading to another; this area could be reconfigured to offer two independent rooms or indeed for one part to be converted in to a dressing room with en suite facilities. Outside The gardens and grounds at Brook Cottage are a particular feature. The property is approached via a private drive that leads to a large parking area and a large detached double garage with adjoining carport. The gardens lay predominantly to the south side of the cottage and extend to approximately 1.6 acres; principally laid to lawn the garden borders the river Till, a winterbourne that meanders through the village and heads south before joining the river Wylye. The southern end of the garden could be partitioned off as a paddock, access to which could border the garage and therefore not interfering with the formal gardens. Situation The property is situated on the south-western edge of Shrewton, a large village with a good community spirit situated on the fringe of Salisbury Plain. Shrewton has excellent local facilities including a shop/post office, garage, butcher, vet, hairdresser, primary school, a number of public houses and a village hall. The town of Amesbury has good facilities and is within 15 minutes’ drive, and the cathedral city of Salisbury is also within 20 minutes’ drive and provides an excellent range of shopping, educational, recreational and cultural facilities. The renowned Dauntseys school is within 15 minutes’ drive and there are mainline railway stations in Grateley and Salisbury, providing a service to London Waterloo in 1hr 15 mins and 1hr 25 mins respectively. There is also good road access via the A303 (1.3 miles), providing access to London via the M3 and also the West Country. The surrounding area offers many recreational opportunities such as walking and riding over nearby Salisbury Plain. There is racing at Salisbury, Newbury, Bath and Wincanton, golf at nearby courses and fishing on the Avon, Nadder and Wylye Rivers. Directions Leave Salisbury on the A360 turning left on to the A303 westbound. Once in the village of Winterbourne Stoke turn right towards Shrewton on the B3083; on entering the village pass over the river Till and then turn right on to Rollestone Road and Brook Cottage will be found on the right hand side. • Dorset & South Wiltshire
Groundwater Situation Report Wessex (Dorset & South Wiltshire) Update 12th September 2017 Current situation Current forecast risk of groundwater flooding There are currently no groundwater flood alerts for Salisbury Plain, Cranborne Chase and the West of Dorset. The latest summary of the water situation in the South West, giving details of the rainfall, groundwater levels and river flows, can found on the GOV.UK website. The link to these pages is below: August finished much drier than it started. Overall for the month the long term average (LTA) for August was ‘normal’ at 95% LTA, 62 mm. The rivers responded well to the rainfall and most flows reflect the geographical distribution of the rainfall, drier in the north and west and wetter in the south and east. Most rivers are now ‘normal’ for the time of year though South Newton on the groundwater dominated Chalk is ‘below normal’ for the time of year. The groundwater sites show a mixed response with some groundwater sites responding to the wetter than average summer, 134% LTA, whilst others on the Chalk and Greater Oolite are still ‘notably low. Several boreholes have received significant recharge this month and were still increasing at month end others while still receding are doing so at a lower rate. Sites on the Greater Oolite and Chalk are ‘notably low’ for the time of year. Many others are ‘normal’ with the exception of Kingston Russell Road, situated in the West Dorset catchment, which was ‘notably high’. In the West of Dorset, the level at the Kingston Russell borehole, on 12/09/2017, was 105.760 metres above sea level (mAOD).
