FLOOD RISK ASSESSMENT

1. National Planning Policy Framework

1.1 Section 10 of the National Planning Policy Framework sets out the requirements for applications/developments to meet climate change flooding and coastal change.

1.2 This guidance directs LPA’s that inappropriate developments in areas at risk of flooding should be avoided by directing development away from areas at highest risk, but where development is necessary making it safe without increasing flood risk elsewhere.

1.3 The site is in flood zone 1 according to the Flood Risk Map for Planning provided by the Environment Agency. Therefore please see below a copy of the Environment Agency flood risk map along with their description of the risk of flooding from rivers or sea as being very low.

1.4 The site is included within Flood Zone 1 this confirms that even as a more vulnerable use residential development of the site is perfectly acceptable without the requirement of the Sequential or Exception Tests, and any development is safe in terms of flood risk.
