INFORMATION ON BTO FLATS IN FEBRUARY 2019 EXERCISE

BOON LAY GLADE and WEST JEWEL

Two BTO projects are offered for sale in town. Glade is bounded by and Boon Lay Drive. The other project, Jurong West Jewel is bounded by Upper Jurong Road and Jurong West Street 93. The details are set out in Table A(1)(a).

2 Within the developments, there are publicly accessible roof gardens and landscaped areas that provide space for community gatherings and bonding.

3 Boon Lay Glade is served by Boon Lay MRT station. Residents can visit the HDB neighbourhood centres such as Boon Lay Shopping Centre, Boon Lay Place Market/Food Village and Point for their shopping and dining needs. For leisure and recreation, they can participate in the activities organised by the Boon Lay Community Club.

4 Jurong West Jewel is served by Pioneer MRT station. For their shopping and dining needs, the residents can visit the HDB Neighbourhood Centres (NCs) at , Jurong West Street 92 and the Jurong West Hawker Centre. Recreational facilities such as the Nanyang Community Club and Jurong West Sports & Recreation Centre cater to the leisure needs of the residents.

5 Transport facilities serving the developments include a comprehensive network of buses, Pioneer MRT station and Boon Lay MRT station connecting the residents to a wide range of facilities in Jurong West Town Centre such as bus interchange, Jurong West Public Library, etc. For more shopping and dining options, the residents can patronise at the town centre.

6 To encourage an eco-friendly lifestyle, the developments are designed with several eco-friendly features such as regenerative lifts to reduce energy consumption, ABC Waters design features to clean rainwater and beautify the landscapes, etc. In addition, the developments will have Smart Lighting in common areas to reduce energy usage.

7 Fernvale Vines is located along Fernvale Road and Fernvale Street. The details are set out in Table A(1)(b).

9 Residents of Fernvale Vines will be served by Thanggam LRT station which connects residents to a wide range of transportation networks and facilities in Town Centre such as the Sengkang MRT/LRT station, bus interchange, Sengkang Public Library and Compass One. There is a wide range of commercial facilities in Sengkang Town to cater to the needs of the residents and include Kopitiam Square, Rivervale Mall and Rivervale Plaza (an HDB NC). Residents may also visit The Mall for their shopping and dining experiences or the eateries located at . Recreational facilities include the Community Club, Sengkang Sports Centre, Sengkang Riverside Park and Reservoir.

11 There are two BTO projects in Whampoa town offered for sale. Kallang Breeze is located along Lorong 3 . The other BTO project, Towner Crest is located at the junction of Towner Road and Road. The details are set out in Table A (1)(c).

12 Within the developments, there are publicly accessible roof gardens providing visual relief and serve as alternative outdoor spaces for community gathering and bonding.

13 Residents of Kallang Breeze will be served by Kallang MRT station and Lorong 1 Geylang Bus Terminal. They can patronise Ville, an HDB NC at Upper Boon Keng Road for their shopping and dining needs. Recreational choices are available at the Kallang and Pelton Canal Park Connector and . They can also participate in the various activities organised by the Geylang West Community Club.

14 Residents of Towner Crest will be served by Boon Keng MRT station. For their shopping needs, they can patronise the Bendemeer Shopping Mall (an HDB NC), providing a wide range of goods and services. The Market and Food Centre in this NC offers a wide range of specialty food and fresh produce to cater to the residents’ needs. Other communal facilities include the Kallang Community Club, Whampoa Park Connector, Stadium and Swimming Complex, etc, where residents can participate in the activities for leisure and recreation.

OPTIONAL COMPONENT SCHEME (OCS) a) 2-room Flexi Flats

16 The 2-room Flexi flats will be available in two sizes, 36 sqm and 45 sqm for Boon Lay Glade and Jurong West Jewel. Buyers of the 2-room Flexi flats will have the option of flooring (Package 1) and sanitary fittings (Package 2) under the OCS. For Fernvale Vines, which will be built using the Prefabricated Prefinished Volumetric Construction (PPVC) method, the 2-room Flexi flats will come with floor finishes, internal doors and sanitary fittings. Hence, OCS for Package 1 and 2 is not applicable to Fernvale Vines.

17 Elderly buyers of 2-room Flexi flats on short leases for the February 2019 BTO projects, who wish to have a flat in a move-in condition can choose an additional Package 3, see Table A(2) for details. The cost of the optional components will be added to the selling price of the flat. Grab bars will be automatically provided for short-lease 2- room Flexi flats.

The cost of the optional components (see Table A(3)) will be added to the selling price of the flat.

19 However, for Fernvale Vines, which is built using the PPVC method, the flats will come with floor finishes, internal doors and sanitary fittings. This will allow flat buyers to move into their flat more quickly as less renovation works are required. With these provisions, the OCS will not be applicable to PPVC flats.
