    A South American family has paid close to $27 million for eight units at Waterline Square, a new construction residential complex on Manhattan’s Upper West Side, according to the buyers’ agent, Maria Velazquez of Douglas Elliman. The buyers went into contract and closed on the all-cash deal on the same day, an extremely fast turnaround for the New York market, said Ms. Velazquez. She said her clients received a blended discount of more than 7% from the asking price of the units, which range in size from one to three bedrooms and span a total of roughly 11,000 square feet. Waterline Square, a three-tower project developed by GID Development Group, launched sales in 2017. Ms. Velazquez declined to name the family who bought the units, but said they hail from Peru and purchased the units as an investment with plans to rent them out. The family was looking for a safe place to park their cash amid the uncertainty of the coronavirus pandemic and related economic fallout, she said. “They felt their money was safer in an apartment in New York than in a bank,” Ms. Velazquez said. While the buyers had visited the sales office in November, she said, subsequent showings were all virtual, and the closing was completed over videoconference. Showings are currently not permitted under New York law as the state seeks to enforce social distancing measures. Waterline Square has 263 condos plus a number of rental units. GID declined to say how many condo units have sold. Corcoran Sunshine Marketing Group heads sales at the complex.

But to really separate themselves from the crowded market, more buildings are now looking to unique amenities to attract tenants. Gone are the days where a state-of-the-art gym, full-service spa or movie theater is unique. Even bowling alleys, like the multi-lane skittle spaces at 555TEN and Essex Crossing, are becoming a part of more buildings. So what’s a developer to do? Think bigger — or at least, think beyond what’s become the new normal. “Every landlord today is looking for a competitive edge and looking for something to offer as an amenity,” said Adam Cooper, co-founder of GasMob. “The ability to bring gas to them is just one extra thing they may have versus somebody else.” Yes, you read that right. Cooper has created a new app and partners with property owners to offer gas delivery to residents. He believes he can change how most people refuel their vehicle, particularly in big cities like New York. “In Manhattan alone there’s only a handful of gas stations at best,” Cooper said. “All my friends, especially in the summer, used to complain that they can’t find a gas station and when they could, it would be a pain in the ass because there’s always a line. “Since everything was moving in the mobile direction, like with food delivery nowadays, I said what about this and reached out to some oil partners that I worked with before and they said it’s a genius idea.” Through the app, the service delivers gas to residential buildings at scheduled times, usually five days a week, when residents can simply pump what they need.

Then he introduced the head chef from a boutique cooking school who would be teaching them how to prepare handmade ravioli with brown butter and sage. “We’re just trying to get people engaged and connected, and hopefully doing some good cooking,” said Mr. Sheehan, a 36-year-old former hotelier. “I’ve got my dough wrapped up and my wine is flowing.” But unlike the many events Mr. Sheehan hosted in the building in the pre-Covid-19 past—whiskey tastings, poker nights, concerts by subway musicians—this Date Night was virtual. The chef, 35 residents and Mr. Sheehan were each in their own kitchens connecting via Zoom, the videoconferencing service. With the novel coronavirus and strict social-distancing mandates confining New York City residents to their apartments, Mr. Sheehan’s job—keeping his residents connected through a steady diet of events, activities and treats—has gotten a lot more challenging. When they are not planning virtual events, social directors like Mr. Sheehan have become a lifeline for stir-crazy renters, offering tips on which local stores have fresh fruit and short lines, and hooking up online activities for children. “It helps them navigate trickier times, understanding that there are people here supporting them,” Mr. Sheehan said of the renters. That Friday morning, he had set out white bags of neatly packaged ingredients in the lobby, tagged with the apartment numbers of residents who nabbed, free of charge, the 35 spots in the limited workshop.

The buyers went into contract and closed on the all-cash deal on the same day, an extremely fast turnaround for the New York market, said Ms. Velazquez. She said her clients received a blended discount of more than 7% from the asking price of the units, which range in size from one to three bedrooms and span a total of roughly 11,000 square feet. Waterline Square, a three-tower project developed by GID Development Group, launched sales in 2017. Ms. Velazquez declined to name the family who bought the units, but said they hail from Peru and purchased the units as an investment with plans to rent them out. The family was looking for a safe place to park their cash amid the uncertainty of the coronavirus pandemic and related economic fallout, she said. “They felt their money was safer in an apartment in New York than in a bank,” Ms. Velazquez said. While the buyers had visited the sales office in November, she said, subsequent showings were all virtual, and the closing was completed over videoconference.

The number of recorded sales fell substantially (-60%), from 2, 732 to 1,087 recorded transactions. The average sales price for all residential units, excluding townhouses was $1.99 million, down from $2.33 million in Q2 2019. The average price of a condo was $2.85 million and the average price of a co-op was $1.22 million. There were 515 condo sales, 557 co-op sales, and 15 condop sales.
