Report Purpose In November 2014, Mensch Capital Partners retained MJB Consulting (“MJB”), a retail planning and real estate consultancy firm based in New York City and the San Francisco Bay Area, to undertake a retail market study and devise a tenanting strategy for its proposed mixed-use redevelopment of the Westwood Country Club (“Project”) site in Amherst, NY. MJB was also asked to evaluate the project’s potential impact on the retail mix along Main Street in the Village of Williamsville. MJB was instructed by Mensch Capital Partners LLC to consider certain baseline assumptions in evaluating the retail potential of the site. These included the following: - The project would contain a pedestrian oriented, mixed-use core with a modestly scaled retail component on the order of 100,000 to 125,000 square feet and laid out in accordance with established site location principles so as to maximize the likelihood of successful lease-up.
