“The market town of Holt is one of the most attractive small towns in Norfolk in an area of outstanding natural beauty, offering a wide range of independent shops and places to eat”.

The Pick of the Crop “We purchased the property in 2006 because of its location. We knew that it could become a ‘hidden gem’ within Grove Lane, and only a five-minute walk to the town centre of Holt and all that it offers.” To say that the site with an original eighteenth century barn on it and an adjoining 1950s bungalow was a rare find is an understatement. The moment the current owners saw it, they recognised its potential. “We had always wanted to convert a barn and were amazed to find a single-dwelling barn within Holt. All previously viewed barns had been either extremely isolated or part of a complex.” Their vision for the property was an open-plan and spacious ground floor which would be perfect for entertaining, with two en-suite guest bedrooms upstairs and also a bedroom suite downstairs. “We could create the property that we wanted,” the owners said.

The project required the owners to take both the barn and the bungalow back to their outside walls, and then they re-roofed both properties and linked them with a large entrance hall. This reception hall is stunning with its vaulted ceiling, exposed beams and double doors which lead onto a beautiful courtyard terrace which is an ideal spot to catch the morning sun. The building process also required the installation of new drains, plumbing, wiring, and central heating with underfloor heating in all hard floor areas, so giving the property a newbuild feel inside whilst preserving the character of the property with its flint and cladded external walls. As part of the conversion process, the roof was insulated to ensure a warm dwelling in the winter months and a cool interior during the heat of the summer.

Form and Function Whilst the ground floor is largely open plan, the rooms are very clear in their function with the wonderful features of the beams and vaulted ceilings continuing through from the entrance hall “Holt is only four miles from the coast and we frequently visit for coastal walks and into the exceptionally well fitted kitchen/breakfast room and or to eat our supper at Blakeney whilst watching the magnificent sunsets”. formal dining room. The dining room along with the spacious and comfortable sitting room and current dressing room all have

French doors opening into the gardens on the south and east sides of the property. The property is double-glazed throughout, and all internal doors are of Canadian pine.

The present owners find it impossible to choose a favourite room as they were so thorough in planning the property to their own specification. “However, we annually host a New Year’s Day lunch party for up to eighty people, and it’s good to see so many people enjoying our home on the first day of each year.” At such gatherings the kitchen with its Everhot range becomes a focal point, with competition from the multifuel stove in the drawing room. “Equally, in the warmer months, the hall doorways open to both the east and west providing a venue for summer entertaining which leads out into the garden where we have several areas for both eating and relaxing.”

Garden Glory The property is approached via a gravel driveway with random paving and is a very useable addition to the garden, and also gives access to a double cart shed providing garaging. This forty-five-metre landscaped driveway is privately owned by the Apple Pickers Barn, although there are rights of access over it for neighbouring dwellings, with the requirement that stopping or parking on it is not permitted. The owners landscaped the garden while they were waiting for planning permission to be granted to develop the property. “The garden is well stocked, requiring only routine maintenance several times a year and providing several eating areas depending on whether you want to sit in the sun or shade!”

The gardens are certainly the icing on the cake for this wonderful home, completely encircling the property and accessible from all the main living spaces. Two sets of French doors open from the sitting room to a wonderful landscaped and sunken garden with surrounding terraces and a rich mix of specimen planting.

Town and Around “The great benefit of this location is the proximity to both the town and Gresham School – we are equidistant between the Prep School and the Senior School. This gives us the opportunity to walk into Holt town centre in five minutes and stroll to the Auden Theatre for further entertainment.”

“The Apple Pickers Barn is unique in Holt - no other property offers the character and privacy that this dwelling provides!”
