Rafael Viñoly The Art of Looking ARCHITECT OF 277 FIFTH AVENUE The first thing you notice is his glasses. One pair perches on his head. Three more dangle around his neck like necklaces. He explains that one pair is for distance; the second is for reading; the third is for looking at the computer; and the fourth is for playing the piano. He is someone who needs to be, in his words, “precise about what I need to look at.” He is wearing a dark blue blazer and a silk tie. He is energetic, tousled, and boyish—anything but formal. Even while sitting, he seems to be on the move. He acknowledges with a grin that although his glasses are functional, they are also distinct: a way for people to remember him. 9 VIÑOLY’S FOUR PAIRS OF GLASSES He is the rare architect who can shift perspective, view the world through different lenses, and maintain his focus. An architect is only as good as his vision. The glasses are also a metaphor for different styles and cultures of Upper and that “this kind of layout is very rare.” Each Rafael Viñoly’s life and work. • Chapter 2: Land Use, Zoning, and Public Policy
Chapter 2: Land Use, Zoning, and Public Policy A. INTRODUCTION This chapter examines the potential effects of the proposed 53 West 53rd Street project (the proposed project) on land use and development trends, its compatibility with surrounding land uses, and its consistency with zoning and relevant public policies. The project site is located in Midtown Manhattan on the block bounded by West 53rd and 54th Streets and Fifth and Sixth Avenues. The project site consists of a combined zoning lot comprising the development site (Lots 5, 6, 7, 8, 66, 69, 165, and a portion of Lot 58 on Block 1269) the American Folk Art Museum (Lot 9), the Museum of Modern Art (MoMA) (Lots 11, 12, 13, 20, 58), a residential high-rise building (Lot 7501), and St. Thomas Church (Lot 30). The development site is vacant. The proposed project would develop these seven vacant lots with a mixed-use building including museum, restaurant, hotel, and residential components. To construct the proposed building, the applicant is seeking a special permit to allow the transfer of development rights from the University Club at 1 West 54th Street to the development site and an additional special permit to modify certain bulk and other zoning requirements in connection with the use of excess development rights from St. Thomas Church. This chapter provides an assessment of the existing and future conditions with and without the proposed project within the ¼-mile land use study area surrounding the combined zoning lot. As described below, this analysis concludes that the proposed project would be consistent with the mixture of land uses found in the surrounding area.

Several factors—including a building’s sales history, prominence, and CityRealty’s rating for the property—are used to determine which buildings are included in the index. This report tracks the performance of those buildings for the one-year period ending September 30, 2020. CityRealty releases regular reports on the CityRealty 100 to track the change in prices of the top 100 Manhattan condo buildings. After falling in 2018 from all-time highs achieved in 2016 and 2017, the index’s average price / foot and total sales volumes were roughly flat in 2020 as compared to 2019, with the average price per square foot increasing 2% to $2,649. For the 12 months ending Sep 30, there were 846 sales which accounted for $4.94B in sales volume. Manhattan real estate, as viewed through the lens of this report, focuses on the city's top tier of buildings, which are seen as a relatively stable and good investment. The stagnation in prices and volume, especially in buildings not new to the market, reflects a market that has been saturated with high-end product, and prices in the 3rd quarter of 2020 reflect an overall downward trend.

Lendlease and Victor Group launches sales of Viñoly-designed tower October 03, 2017 - Owners Developers & Managers Manhattan, NY Sales have launched at Lendlease and Victor Group’s condominium tower 277 Fifth Ave. in NoMad. Architect Rafael Viñoly designed the 55-story tower which will be one of the tallest buildings in NoMad. Residents will enjoy views of One World Trade Center, the Empire State Building, the Chrysler Building, the Hudson River and beyond. The 130 one-to-four-bedroom homes will range in size from 828 to 4,520 s/f. Upper-floor residences will feature 20 ft. tall living rooms and loggias – sheltered, open-air spaces that will be carved into the building’s corners. Move-ins are slated to begin at the close of 2018. “Given that views are the quintessence of Manhattan luxury, we created breathtaking panoramas by purchasing the air rights from six surrounding sites,” said Moshe Shuster, President of Victor Group. “This enabled us to prevent surrounding vertical growth that might jeopardize our residents’ views. It also allowed us to build desirable residences in a tower with four completely usable corners.” “At 277 Fifth Ave., every residence enjoys the prestige of being a coveted corner apartment. With at least two exposures, each residence offers fantastic light and magnificent views in every direction,” stated Melissa Burch, Executive General Manager for Lendlease. “Residences begin over 100 feet above Fifth Avenue, providing picturesque treetop and cityscape views from all floors.” Rafael Viñoly designed the tower with perimeter columns, establishing an alternating rhythm of vertical floor-to-ceiling windows that will frame views along multiple exposures along with expansive interior walls for displaying art.
