It was the world’s tallest building for 17 years. More than 95 years after its construction, it is still one of the fifty tallest buildings in the United States as well as one of the twenty tallest buildings in New York City. The building is a National Historic Landmark, having been listed in 1966. The Empire State Building is a 102-story landmark Art Deco skyscraper in New York City at the intersection of Fifth Avenue and West 34th Street. Like many New York building, it has become seen as a work of art. Its name is derived from the nickname for New York, The Empire State. It stood as the world's tallest building for more than 40 years, from its completion in 1931 until construction of the World Trade Center's North Tower was completed in 1972. -

August 1, 2014 Showy showrooms: A peek inside five exclusive condo sales centers Developers bring out all the stops to woo buyers at high-end new development buildings By Rich Bockmann The interior of the 500 West 21st Street showroom has a tree-painted mural designed to simulate the plantings that will provide privacy to the building once it is finished. The crop of new luxury condo developments rising in Manhattan is spawning an equally lavish set of sales galleries, where buyers will shell out millions of dollars to purchase an apartment off of floor plans, often before there’s a door to step foot in. Sales galleries are nothing new. Since at least the 1990s, developers have been selling condos off of floor plans before their buildings were finished — at least if the market allows. A developer spending hundreds of millions of dollars on a project, industry pros said, is not going to skimp when it comes to the place where buyers sign the checks. For large projects, it has become de rigueur to have a posh place where buyers can look over floor plans and walk through a few model rooms to get a sense of materials and finishes, said Douglas Elliman’s Raphael De Niro, who is part of the team running the sales gallery for 135 West 52nd Street. The 47-story hotel-to-condo conversion by the Chetrit Group and Clipper Equity is expected to be finished next summer. “Selling from floor plans is almost impossible without a pretty rich sales office experience,” de Niro said. -

Skyscrapers and District Heating, an inter-related History 1876-1933. Introduction: The aim of this article is to examine the relationship between a new urban and architectural form, the skyscraper, and an equally new urban infrastructure, district heating, both of witch were born in the north-east United States during the late nineteenth century and then developed in tandem through the 1920s and 1930s. These developments will then be compared with those in Europe, where the context was comparatively conservative as regards such innovations, which virtually never occurred together there. I will argue that, the finest example in Europe of skyscrapers and district heating planned together, at Villeurbanne near Lyons, is shown to be the direct consequence of American influence. Whilst central heating had appeared in the United Kingdom in the late eighteenth and the early nineteenth centuries, district heating, which developed the same concept at an urban scale, was realized in Lockport (on the Erie Canal, in New York State) in the 1880s. In United States were born the two important scientists in the fields of heating and energy, Benjamin Franklin (1706-1790) and Benjamin Thompson Rumford (1753-1814). Standard radiators and boilers - heating surfaces which could be connected to central or district heating - were also first patented in the United States in the late 1850s.1 A district heating system produces energy in a boiler plant - steam or high-pressure hot water - with pumps delivering the heated fluid to distant buildings, sometimes a few kilometers away. Heat is therefore used just as in other urban networks, such as those for gas and electricity. -

East Midtown Rezoning and Related Actions FEIS 7. Urban Design and Visual Resources 7.1 INTRODUCTION This chapter assesses the Proposed Action’s potential effects on urban design and visual resources. As described in Chapter 1, “Project Description,” the Proposed Action involves zoning map and zoning text amendments that would affect an approximately 70-block area in the East Midtown area of Manhattan for the purpose of protecting and strengthening the area as a premier office district, as well as improving the area’s pedestrian and built environment. The Proposed Action is intended to encourage limited and targeted as-of-right commercial development in appropriate locations by establishing an East Midtown Subdistrict within the Special Midtown District. The East Midtown Subdistrict would supersede and subsume the existing Grand Central Subdistrict, focusing new commercial development with the greatest as-of-right densities on large sites with full block frontage on avenues around Grand Central Terminal, with slightly lower densities allowed along the Park Avenue corridor and elsewhere. The zoning text amendment would also streamline the system for landmark transfers within the Grand Central Subarea of the East Midtown Subdistrict and generate funding for area-wide pedestrian network improvements. The zoning map amendments would replace the existing C5-2 designation in the midblock area between East 42nd and East 43rd Streets, from Second Avenue to Third Avenue, with C5-3 and C5-2.5 designations, which would be mapped within the Special Midtown District and East Midtown Subdistrict. Subject to further analysis and public consultation, the Proposed Action may also amend the City Map to reflect a “Public Place” designation over portions of Vanderbilt Avenue to allow for the permanent development of a partially pedestrianized street. -

Narrative Statement of Significance The Pioneer Square-Skid Road National Historic District Introduction The City of Seattle Pioneer Square Preservation District was created in 1970, although the original nomination was presented to the Seattle City Council in 1969 and rejected. The district, with slightly different boundaries, was also listed in the National Register of Historic Places in 1970. Since then, there have been two subsequent boundary expansions, one in 1978 and one in 1988. All of the buildings in the district date from after the Great Fire of June 6, 1889, which reduced roughly 30 blocks or more of the original City of Seattle to ashes. Buildings within the district date from four successive periods of significance. The first period of significance spans from right after the Great Fire of June 6, 1889 to 1899, during which Seattle’s commercial district, known as the “burnt district,” was rebuilt. The second period, a time of explosive growth, spans from 1900 to 1910. In the original nominations, the third period spanned from 1911 to 1916 and a final pre-World War I surge of construction. For this update, the third period has been extended to encompass buildings associated with the war effort during World War I and/ or completed between 1911 and 1927. A fourth period, from 1928 to 1931, is associated with the Second Avenue Extension, a public works project which continued to have far-reaching consequences on the open spaces and architecture in the district until 1931. It created not only the Second Avenue Extension and modified buildings in its path, but it also caused important changes in the streetscape along 4th Avenue South, between Yesler Way and King Street. -
