M: 07890 071778 E: [email protected] www.casastudioarchitecture.com A: The Downes,Penbeagle Way,St. Ives.TR26 2JQ Brief and Use Mr & Mrs Pollard own and reside at Grey Iron Field, Calloose Lane, on the outskirts of Leedstown, which is a detached dormer bungalow dwelling that they built within a Caravan Storage site, which they own and operate themselves. In 2019 Mr & Mrs Pollard applied and were granted Planning Permission for a new Detached Garage adjacent to the dwelling, ref: PA19/08850, but the Garage needs to be repositioned opposite the Dwelling, due to the location of the existing Sewage Treatment Plant. This application is for exactly the same Garage, simply positioned opposite the existing Dwelling rather than adjacent to the East of it. The site lies within the Tregonning and Gwinear Mining District World Heritage site, which is described as follows on the Cornwall Council website: “The largest of the ten Areas, Tregonning and Gwinear contains diverse landscapes ranging from the idyllic pastoral charms of the rural farmland in the west of the Area to the atmospheric cliffscapes at Rinsey, with silent woods, exposed hills and subtropical gardens in between Godolphin House provides a valuable insight into the wealth of some of Cornwall’s most successful industrialists and mine owners. To the south of the Area, two of the best known undersea mines – Wheal Trewavas and Wheal Prosper – offer a unique glimpse into how treacherous mining could be. Trewavas, which seems to burst out of the cliff edge, is particularly inspiring and, together with its neighbour Wheal Prosper, which sits a little further along the cliff, has now been conserved. Many other reminders of the Area’s mining history can be found here, from the terraces of minerworkers’ cottages in villages such as Praze-an-Beeble and Leedstown, to the vast number of mine shafts dotted through the countryside. The Area is also thought to have seen the installation of one of the world’s earliest practical steam pumping engines at Wheal Vor, in around 1710.” The secluded nature of the site - over 100m from the main road B3302 between Hayle and Leedstown and separated by two tall boundary hedges - will mean that the proposed new Garage will remain invisible from the Public Highway. Also, the proposed new Shed will be exactly as has was approved under PA19/08850 in 2019, simply in a different position on the site, while being similar in type and appearance to the existing agricultural sheds on the adjacent site to the West, as shown in figure 2 below.
