The City of Plantation Engineering Department 401 Northwest 70th Avenue, Plantation FL 33317 Engineering Department guidelines for driveway permit applications. 1. New and replacement driveways require a Building permit. Seal coating a single-family driveway does not require a permit. 2. Application Process: a. Applicant will submit application to the Building Department. Building permit application shall be completed in full with the following: ჿ Provide (3) three sets of plans on original survey with proposed driveway improvements. ჿ If the residential property resides in an HOA community an approval letter from the HOA is required. b. Upon submission of the Building permit application city staff will prepare a notice of findings/corrections that will be provided to the applicant for review and revision. If the applicant has Engineering related questions they can contact the Engineering Department at (954) 797-2282 to discuss. c. Once staff comments have been addressed the applicant will resubmit the changes for review. Identical plan changes must be provided on all three plan sets. d. If application is complete and the request meets the requirements the permit will be approved and the applicant will be notified that the permit is ready for pick-up. 3. The typical requirements for all single residence driveways are as follows: a. The allowable driveway surface material can be constructed of asphalt, concrete or paver brick. Refer to the City’s Engineering detail for “Standard Driveway Detail” minimum requirements. b. The maximum allowable impervious area for any property is 65% of the overall lot area. If a driveway is to be expanded it must meet this criterion. Refer to the City’s Engineering detail “Impervious Area Calculation Form” for an example of how to calculate the impervious area. This completed document may be required as part of the permit condition. c. There must exist a minimum 5-foot setback from edge of driveway to property line. This allows for drainage area between properties. d. The driveway width cannot exceed a width of more than 40% of the property width. e. If a driveway is to be expanded, the sidewalk in the expansion area will be required to be replaced with 6-inch thick concrete with a compressive strength of 3,000 psi @ 28 days in 5-foot flagged sections. The sidewalk replacement area and notes must be shown on plans. f. For corner lots the edge of driveway shall be a minimum of 50-feet from the edge of adjacent parallel roadway. 4. Driveway plans should show the following: Clearly define driveway layout and state the proposed surface material. Provide dimensions of driveway length and width (existing and proposed) Provide setback distance from property lines. 5. Attached are the City's typical details indicating the minimum requirements for the different driveway types. 6. The driveway permit will have a number of inspections assigned that will require scheduling by the applicant throughout the course of the driveway construction. A brief description of the inspections that me be required by the permit are as follows: ჿ 612-Pre-Construction/Sedimentation Engineering : schedule prior to start of any permitted work. Inspection consists of observing existing conditions and confirming erosion/sedimentation controls are in place. No other permitted inspection will be allowed to be scheduled until this inspection has been approved. ჿ 610-Subgrade/Density Engineering: Checks that subgrade material is thoroughly compacted and depth of cut will allow for required thickness of upper layers to be applied. Required prior to 607:Rock Base density Inspection. ჿ 607-Rock Base/Density: Checks that rock base is thoroughly compacted and flat, layout constructed matches approved permit plan, inverted crown cut is prepared in driveway approach. ჿ 615 R/W Sidewalk Form: Schedule when form boards in place to inspect depth and slope of sidewalk in Right-of-Way, should be approved before concrete ordered. ჿ 699-Final Engineering : Schedule when all field work and punch-list items have been completed and all closeout documents is ready for submittal. All field work will be inspected and all documentation confirmed. Can only be scheduled once all other engineering inspections have been approved. ჿ 199-Final Structural: schedule following or in conjunction with 699:Final Engineering inspection. Requires approval of inspection 699. SAMPLE SUBMITTAL SCOPE OF WORK Replace asphalt driveway with concrete. Property Boundary: 100x160= 16,000 ft 2 This number goes on the total lot area line. 2. Primary Building: 50x70= 3,500 ft 2 Patio: 30x30= 900 ft 2 These go on the appropriate lines for impervious area descriptions. Driveway: 20x40= 800 ft 2 3. Add the individual impervious area description lines (step # 2) for a total of the impervious areas and put that number on the line for Total Impervious Area ( ft 2 ) i.e., 3,500+900+800= 5,200 ft 2 4. Enter the numbers in the bottom diagram to get the Total Percentage of Impervious Areas. (See below.) 5,200÷ 16,000= 0.325x 100 = 32.50 % Total Impervious Total Lot Area Percentage of Area Impervious Areas SHOULD NOT EXCEED 65% * Impervious is considered to be anything through which water cannot pass through to the ground in order to drain. This includes brick, cement, asphalt, It does not include wood decks, stepping stones that have been placed more than a foot apart from each other (as in a walking path), small river rocks (as in a garden).
