Village facilities include St Marys Church, Baptist Chapel, village hall and a popular local pub, The Kings Arms. Local primary schooling is available in nearby Blakesley and secondary schooling at Sponne School in Towcester, with a school bus service serving the village. Private schooling is available at Bilton Grange, Rugby, Spratton, Winchester House, Beachborough, Stowe, Bloxham and Warwick. Local shops are available at Weedon and Blakesley and other services are available at nearby Towcester and Daventry. There is a golf course to the north of the village and a popular village cricket team amongst a number of clubs. The village is well located with good road and rail facilities, via the M1 Junction 16, circa 6 miles to the east; and the M40 approximately 14 miles away at Banbury and mainline railway stations available at Milton Keynes and Northampton. Description Glebe Farm offers an excellent opportunity for farmers, investors and lifestyle purchasers alike. The property is ideally located in the South Northamptonshire countryside, yet easily accessible and offers purchasers the rarely available opportunity to acquire a complete farm with principal dwelling, stunning historic courtyard offering further dwellings, a traditional cottage, range of modern farm buildings, together with a proposed Q class residential consent. The land is predominantly arable with two woodlands with high level of amenity and an area of pasture close to the main farmstead and on the southern part of the farm. Glebe Farm is being offered for sale as a whole or in 5 lots. Modern farmhouse and farmyard Lot 1 – Glebe Farm A complete farm in its own right comprising farmhouse, buildings, woodlands and a productive block of arable land. The dwelling is located Approximate Gross Internal Floor Area close the edge of the village in a private setting with the buildings situated 290 sq m / 3121 sq ft close by and the land running to the south benefitting from good road Garage/Wood Store: 18.9 sq m / 203 sq ft frontage onto the Maidford Road. Total: 308.9 sq m / 3,324 sq ft In all about 112.44 hectares (277.85 acres) Glebe Farmhouse Glebe Farmhouse is a detached four-bedroom house subject to an Agricultural Occupancy Condition (AOC). The house is accessed along a sweeping private driveway surrounded by its own gardens and grounds. The house has four double bedrooms with three reception rooms and a good sized kitchen/breakfast room. The house is situated at the heart of the farm with fine views to the south and south east over its own land. GLEBE FARM & LITTLECOURT YARD Farm Buildings The farm buildings are located along the same private drive as the farmhouse and comprise a range of modern farm buildings around a hardcore yard. The buildings briefly comprise a detached grain store, modern general purpose building with adjoining covered cattle yards and semi-dilapidated traditional stone barn with some potential for conversion to residential use, subject to obtaining the necessary planning consents. The buildings are currently mainly utilised for the storage of caravans. Further details on the agreements and income information available upon request. Land The land mainly runs to the south from the main farmstead and benefits from good road frontage onto the Maidford road. Save for two paddocks close to the house the land is generally in arable production although some areas are in temporary grassland. The land is split into generous sized enclosures making it ideal for modern farm machinery. The land is generally level, and is classified as Grade 3 under the Agricultural Land Classification. Soils on the property are principally free draining, slightly acid sandy soils. A past cropping schedule is available upon request. Directly accessed from the Maidford Road is Burntfield Copse which is a delightful semi-mature woodland that encapsulates the spirit of the property with a wealth of wild flowers. The woodland is a place to relax and unwind but could equally be utilised for sporting purposes. Lot 2 – Littlecourt Yard Littlecourt Yard is a Grade II Listed purpose built stable and motor house built in 1913/14 to designs by Walter Cave and located on the edge of the village. The building is described as a rare and important building that represents a brief moment in time between 1905 and 1925 when an important change was happening in the history of transport when few stable and motor buildings were built. It is a fine detailed building in the Arts and Crafts style displaying a high level of craftsmanship and retaining many of the original features today, particularly in the stables. The building is now sub-divided and provides for a very comfortable and well appointed three bedroom cottage known as Littlecourt Mews benefitting from a private garden and views to the south, together with a 2 bedroom Stable Cottage located next to the motor house and 3 bedroom Grooms Flat above the stables (see floor plans). The building also retains traditional stables and loose boxes together with a tack room and foaling box located around a central courtyard with octagonal stone pier with seats and a sundial. Historic courtyard Littlecourt Mews Grooms Flat Stable Cottage GLEBE FARM & LITTLECOURT YARD The courtyard is accessed via double gates and a high stone wall (also Littlecourt Mews Listed). To the right of the entrance is a wonderful collection of mature oaks which have a group Tree Preservation Order attached to them. Located close to the south of the courtyard is a sand and rubber manège and gives easy access to the mature paddock which runs down to a stream and adjoins Lot 1. The property offers significant scope for exciting alternative uses subject to obtaining the necessary planning consents. And there, as one ex pupil remarked, we engaged in a bit of ‘Christmas Magic.’ Here we assembled and held a short service, with makeshift seats, lectern and choir stalls (for the by then a fairly ‘well- oiled choir!) made out of hay bales. And there, amidst the straw filled pens and with the cattle looking at us, we reminded ourselves in some small way of that first Christmas in a similar barn in Bethlehem two thousand years ago.

Villagers have supported the process of producing the Statement as they are interested in ensuring any future development in the village is of good design and complements the existing buildings and layout of the village. In order to ensure that everyone who wanted to be involved could make their input, workshops, a questionnaire, and consultation days have been held to ensure that the views of this document represent those of the village. All meetings have been well attended and nearly 50% of residents completed and returned the questionnaire. The V.D.S. was initiated by Farthingstone Parish Council and has been supported during its creation by Daventry District Council and Northamptonshire Action with Communities in Rural England (A.C.R.E.). Funding has been provided by grants from Farthingstone Parish Council, Awards for All and Daventry Area Committee of Northamptonshire County Council. Our aim in producing a V.D.S. is to ensure that when future planning decisions are being made, the local distinctiveness and character of the village are taken into account in the decision process. The recommendations in this Statement will be taken into account when planning decisions are being made.

Elsewhere in this magazine David has also written about the ‘Sunrise Communion’ at Maidford. I wish as we sat before the service, waiting to see who would appear, I had a camera with me, (or at least remembered to charge my phone!) to photograph the inside of the church and the way the sun streaming through the East window shone over the High Altar and onto the large crucifix set up in the chancel. We had placed the crucifix there on ‘Good Friday’ as part of the Good Friday Service and had dressed it in the symbols of the crucifixion- the nails, the crown of thorns etc.
