52 Christchurch Road Abington | Northampton | NN1 5LN 52 CHRISTCHURCH ROAD This extremely attractive mid-terrace family home enjoys a superb park side setting just a few minutes from the bustling town centre of Northampton. “The house was designed in 1923 by Alex Anderson who was a colleague of renowned architect Rennie Mackintosh, and it’s a property that my wife and I had admired for many years before we were lucky enough to own it,” says David. “We would often pass by on our way to Abington Park, which is just across the road, and we always said that if it ever came onto the market we wouldn’t hesitate to put in an offer. It was on one of those walks in 2002 that we noticed the For Sale sign so we immediately booked in a viewing and purchased the house just a few weeks later, and we’ve loved every minute of our time here.” A beautifully presented three storey mid terraced house lo- cated on one of the most sought after and prestigious roads in Abington with direct views overlooking Abington Park. The house was built in the 1920's designed by Alexander Anderson and unusually still retains all its period original features includ- ing leaded glass windows and fireplaces, it has been extended and modernised over the years with a superb family kitchen/ dining room and a third floor master bedroom with access to a roof terrace. On the ground floor is a welcoming entrance hallway with the original staircase and tiled floor. There are two separate reception rooms, the sitting room to the front has a deep bay window, original fireplace and built in cupboards, the dining room to the rear again has its original features, fireplace and doors opening to the rear garden. At the back of the house is a superb family kitchen/dining room that is flooded with natural light, there is a good range of modern units, a gas range cooker and an original dresser. “The kitchen, which is the part of the house that was extended by the previous owner, is another lovely part of the house,” says David. “It has lots of windows so natural light floods in during the day, and it’s a really nice space not only for day-to-day family life but also for entertaining.” Seller Insight “It’s an exceptionally pretty house from the outside and has a very distinctive interior and the fact that it hasn’t been messed about with means that it retains a huge amount of character and charm. There’s an impressive fireplace in the rear reception room, some really beautiful stained-glass internal windows and even the staircase is wonderfully unique. The property was extended by the previous owner but in a very sympathetic manner so when we came it offered all the space we could possibly want, and therefore in terms of what we’ve done, it’s just been a case of keeping it all beautifully maintained. It’s a very light, bright house and has such a warm and welcoming atmosphere; we love absolutely everything about it and we hope that its new owners will feel the same.” “The dining room has French doors that open out onto the garden, which is a very peaceful and private feeling space,” continues David. “We have a patio area and a lawn that’s edged with mature borders of shrubs and flowers, so it’s all very attractive, and right at the very end is a big garage and workshop, which is not only handy for parking but also provides a fantastic amount of storage space. The garden is a lovely feature and very manageable, and we’re lucky enough to have Abington Park just across the road so we have all the outside space we could possibly wish for.” “It’s so difficult to pick a favourite room, but if I had to choose I suppose it would be the dining room, which we currently use as our music room,” says David. “It’s situated at the back of the house and so it has a very tranquil atmosphere, and it has French doors that open out onto the garden.” “We enjoy beautiful views of the park across the road, particularly from the second-floor balcony, and actually it’s so close that we regard it as an extension of our garden,” says David. “The town centre with its amazing selection of shops and amenities is just a stone’s throw away and there are some excellent schools within walking distance, so it’s been a wonderful place to bring up our daughter. In my opinion the location ticks all the boxes.” “This house has definitely lived up to all expectations and there’s no doubt that we will be sad to leave,” says David. “It’s been a wonderful home and we’ll miss everything about it but we’ll take with us some fabulous memories.” On the first floor are two double bedrooms, the larger room to the front has views over the park, there is also a single bedroom with a lovely leaded glass oriel window and a bright family bathroom. Up to the second floor where there is a superb master bedroom which has glazed doors opening to a private roof terrace which overlooks Abington Park, the master bedroom has a modern shower room which has lovely stained glass window.
