Welcome to the Angmering-on-Sea Estate, a unique collection of 335 houses, bungalows and flats built up since the early 1900’s.

The Estate was the vision of William Hollis, an established builder from Finchley, who initially came to East Preston on holiday in 1910. Mr Hollis was so taken with the area he purchased a section of South Strand the following year and went on to build himself a country retreat. Two years later, in 1913, he acquired a much larger piece of land north of South Strand and put forward plans for a Garden Village where plots would be sold to individuals to build houses of merit. The Lady, a well known publication, ran a competition to design a house for the area.

The subsequent Angmering on Sea Estate provided not only interesting and individual houses but also social and sporting amenities. During the 1930’s the Angmering on Sea Country Club Lido and the Blue Peter Club attracted the glitterati of the day who enjoyed socialising in the exotic surroundings of palm tress and views across the

The Second World War saw the demise of the Country Club, but the Angmering on Sea Estate remained a popular holiday venue as well as a place to live. With its beach, tennis club, and village atmosphere, our Estate has evolved into an idyllic and sought after place to live.

HOUSEHOLD RUBBISH is collected weekly (2017 - currently on Monday) by Council’s contractors and recycling and green waste bins are emptied every fortnight. Please ensure that all bins are kept within your property, ideally out of view, and only put out the evening before, or morning, of collection.

CHILDREN should be discouraged from skateboarding, roller skating and playing on the Association’s roads for reasons of safety. Ball games are not allowed on any land/roads belonging to the Estate.

DOGS should be kept under control at all times on Association property and not allowed to foul the verges or roads.

NEIGHBOURLINESS works both ways. Please consider your neighbours with regard to noise from pets, musical instruments, radios, television sets, mowing your lawn, etc. However, should you have a problem please be aware that the Association is unable to intervene and we would ask that you ring Arun District Council for advice.

SECURITY - If you have any concerns regarding vandalism or are a victim of any crime on the estate, please report it to the police on 999 for an emergency or 101 for non- emergency. Please also inform the office for awareness.

APPEARANCE of the estate is very much governed by its houses so we would ask our residents to keep them in a good state of repair and make sure their gardens are kept tidy throughout the year.

VERGES in front of properties, whilst being owned by the Association, should be maintained by the householders. However, no trees or large shrubs planted on the verge should be hard pruned or cut down, and nothing should be planted on the verges unless approved in writing. The Association’s contract gardeners will take care of garden maintenance on the Islands and communal verges.

BUILDING WORK should only be carried out after notifying the Association and plans or sketches should be provided to the managing agent to make sure that the proposals do not breach estate regulations or covenants. A fee will be charged, together with a deposit that is refundable on completion of the work providing there has been no damage to the roads/verges. This includes alterations to driveways or the installation of an additional entrance, both of which will incur a fee and require a Deed of Grant if they cross the Association’s land. Building work involving prolonged noise should be carried out during normal working hours on weekdays only. The Association’s roads and verges cannot be used for storing building materials, and neither can they be used for any building operations such as concrete mixing, etc.

SKIPS cannot be placed on the Association’s roads except in exceptional circumstances and then only with prior permission of the Association.

RIPERIAN OWNERSHIP – residents who have a watercourse/ditch running alongside their property are responsible for keeping it free of undergrowth, weeds, debris, etc. They must not be decked over or annexed into gardens. Failure to comply may result in the local authority applying an Enforcement Notice as ditches are a vital part of the estate’s drainage system and must be kept free flowing.

Today the estate is run by Angmering on Sea Estate Residents’ Association Ltd (AOSERA) and has a committee who are elected directors of the company and work in an entirely voluntary capacity. They meet at least every two months to deal with matters of common interest.

Arun Office Services Ltd acts, as both our managing agents and company secretary. They are always happy to answer any questions you may have concerning the Association or the estate in general.

In addition, each road has a committee member as their representative who will do their best to help in any way they can on matters involving the estate. The name of your road representative is shown on the cover of this booklet, together with the details of the managing agent. If you would like your road representative to contact you please advise the managing agent.

Should you wish to carry out any building work please contact our managing agent who will advise you whether or not any permission and/or fees are to be charged.

To help you understand more about the estate we have included our ‘Regulations and Code of Conduct’. We encourage our residents to carefully read and observe them.

Obviously, as the Association owns the roads and verges within the estate, we have to maintain them and to this end we require our residents to pay an annual charge. We try to keep this as low as possible and with the residents’ help in maintaining the verges we achieve a very reasonable expenditure. Please remember a well-maintained estate ensures property values remain high. The charge is levied annually and our agent sends out requests for payment in early spring. Prompt payment helps to keep our administration charges down. It is possible to pay directly to the Association’s account via your bank rather than sending a cheque. Once the charges are paid you will receive your AOSERA car stickers for the current year.

ESTATE REGULATIONS AND CODE OF CONDUCT

Please note that the Association owns the roads, verges, islands and roundabouts on the estate and no excavation or alteration to any of these should be carried out without written permission from the Association.

SPEED LIMITS are 20mph on all our estate roads. As there are no pavements this helps to make the roads safe for all pedestrians

CAR PARKING on estate roads is discouraged as vehicles should be located within the boundary of a resident’s property. There is no automatic right to park on estate roads. Parking restrictions apply in South Strand, South Strand car park, Westfield Avenue, Seaview Avenue (north of the roundabout), Homelands Avenue, Manor Road and The Circle where it is necessary to display a resident’s parking permit. Parking on the estate verges is not permitted under any circumstances.

CARAVANS/CAMPERVANS must be parked within property boundaries at all times.

ROAD MAINTENANCE AND SIGNAGE is the responsibility of the Association to organise but we will appreciate any notification of potholes or other road related issues that require attention. Please contact the managing agent if there is any area that needs investigating.
