Please do not arrive early as time is needed to thoroughly clean the cottage and carry out any required maintenance. You will find the key to your cottage in a key safe which can be found to the right of the patio door. The key safe code is 9104. BBQ There is a charcoal BBQ which lives in the lean-to by the patio doors from the bedroom. Please feel free to use it but please put it away again when you’ve finished so it doesn’t get wet. Please make sure it is clean after each use. Candles A few candles can be found in the cupboard under the fridge in case of emergencies. Cleaning We are lucky to live in such a wonderful Area of Outstanding Natural Beauty, and materials we are trying to do everything we can to keep it this way. We are therefore committed to trying to use cleaning materials that do not harm the environment. The orange power, washroom cleaner, toilet cleaner, washing up liquid, dishwasher tablets and hand soap provided all meet stringent environmental criteria set by the South Hams Green Tourism Business Scheme. Please do use them as required, and then leave them for the next guests. Damage deposit Your damage deposit is refundable providing there is no damage to fixtures, fittings or inventory, and no excessive cleaning required. Damages Please report any damage or breakages as soon as possible. This allows us to buy replacements or organise repairs before the next visitors arrive. Departure Please leave by 10am on the day of your departure. This allows us time to clean and prepare properly for the next guests. We would be very grateful if you could make sure you leave the cottage clean and tidy, particularly making sure that you have cleaned the fire grate & BBQ if you have used them and it would be very helpful if you could strip the beds. Please lock the door and return the key to the key safe. Dogs Dogs are not permitted in The Mews. Fuse box The main fuse box can be found under the table in the living room with the hi-fi. Hampers A variety of hampers are available to be placed in your cottage ready for your arrival – please click here to view the details on our website. Please contact us to order at least 10 days prior to arrival. Heating We have a biomass boiler which provides the heating and hot water for Lambside House. The upstairs heating is provided by radiators which have a temperature control knob on it and so can be turned up or down individually as required. www.carswellcottages.com 01752 830020 [email protected] 3 Downstairs is heated by underfloor heating, which is controlled by the programmer unit by the kitchen table. It is usually set to about 21°C but you can use the up and down arrow keys to increase or lower the temperature for that day. It will come on automatically once the temperature goes below the set level. Hot Tub To use our gorgeous ‘Luv Tub’ simply fill it with fresh water, light the woodburner, wait for the water to heat and then jump in and enjoy! For more information, please see read the instructions that will have been sent separately Hot water The hot water is provided by a biomass boiler. The boiler will fill the large hot water storage tank whenever required so you should have a constant supply of hot water at all times. Inventory The cottage is very well equipped, please click here to see the inventory. Internet access There is free internet access at the Cottage. Connect to the Gigaclear_889C network and use the password v7juqirjtc. Please note that Wi Fi internet access is available free of charge to guests on the condition that it is not used to view or download from sites that have illegal content or images. Iron and ironing There is small iron and table top ironing board in the storage compartment in the board double bed upstairs. To access this, go to the end of the bed and feel down the edge of the mattress and slide the two holding clips to one side. Then pull on the leather strap handle and the bed will lift. It is on hydraulics, so it lifts and lowers very easily. Once you have taken out what you need, simply push the bed back down and put back the holding clips. Please can you replace the items before you leave. Keys One set of keys will be in the key safe when you arrive. Please do ensure you return both sets of keys to their original location when you leave. Lightbulbs There are spare bulbs in the cupboard under the sink. Linen Your beds will be made up ready for your arrival, and we will leave each guest a bath sheet and a hand towel. Logs There will be some logs under the television which are for your use. More logs are stored in the big wooden log box at the back of the garage (at the bottom left of the steps to The Mews). Please DO NOT use the logs stacked by the cars – these are private and belong to Boundary Cottage. There is an axe in the log box and a chopping block up by the front door if you need to split any logs – please DO NOT split logs in the garage or house, as this can cause damage. We want meadow everyone to enjoy this magical area, so please do make sure that children are supervised at all times and play safely. Rubbish & The Council have a very good waste collection system so we ask that you read the recycling instructions found in your cottage carefully. Thank you in advance for your help! Inside your cottage, you will find a bin for general waste, a separate bin for all your recycling and a food waste caddy. Please refer to the leaflet provided in your cottage to find out exactly which items can be recycled. The recycling will be collected every week, and the GREY wheelie bin for general waste will be collected every other week. Collection day is TUESDAY Please see the Collection Calendar in your cottage to see whether the general waste is being collected during your stay. If it is, please ensure all general waste is placed in the bin outside ready for collection on MONDAY EVENING. If your stay includes a Tuesday: Please sort your recycling into the boxes located outside your cottage (as below) on a Monday evening (ready for Tuesday morning collection).     Devon County Council HTM/12/42 Report on Severe Weather Event 7 th July 2012 Synopsis On Friday 6 th July at 18:30 a RED warning was issued for the risk of severe disruption to Devon and Cornwall on Saturday 7 th July due to surface water and river flooding. This was an update to previous yellow and amber warnings issued earlier in the day. In the event, 45 to 90mm fell in parts of South Devon and 45-120mm fell in parts of East Devon according to the Environment Agency. Two severe flood warnings were issued for the River Yealm and the River Axe and a further 27 other flood warnings were issued, predominantly in South, Mid and East Devon. Current reports are suggesting that over 140 properties were affected by the flooding in Devon, but similar previous events suggest that this number will rise in time. Weather Radar 03:05 7 th July 2012 (courtesy of Meteogroup) Over 272 incidents were logged over the weekend the majority being on the Saturday morning after the main rainfall overnight on Friday. The Strategic Co-ordinating Group (Emergency services, local authorities, EA and Met Office) mobilised on Friday evening and Police Silver Control was active during Saturday to co-ordinate the multi-agency response. Further warnings are in place for potential further rain impacts on Wednesday to Friday, and these warnings are being carefully monitored – see overleaf. -1- Devon County Council DCC’s Flood Risk Management, Highways and Emergency Planning Teams are working closely with the District Councils and the Environment Agency to coordinate a full response.

    South Devon Estuaries Environmental Management Plan 2018 – 2024 Area of Outstanding Natural Beauty www.southdevonaonb.org.uk 1 South Devon Estuaries Key facts The AONB contains the five estuaries of the Yealm, Erme, Avon, Salcombe-Kingsbridge and Dart. The far west is bordered by Plymouth Sound. They are a defining feature of the South Devon AONB. All are ria-type estuaries, drowned river valleys, formed by the eroding action of rivers carving through the surface geology and flooding to their present geography towards the end of the last Ice Age. The Salcombe-Kingsbridge estuary is a classic dendritic-ria with its many finger-like ria-formed creeks. All of our estuaries are unique in their own ways and range from the highly freshwater dominated Dart estuary to the highly seawater dominated Salcombe- Kingsbridge estuary – some describing it as a tidal marine inlet. Being ria-formed, they tend to be deep watered and have become important and popular ports and water-based recreation designations; they range from the small privately owned Erme estuary that does fully drain at low tide to the more cosmopolitan Dart estuary that attracts some of the world’s largest cruise liners. All of our estuaries still retain large areas of relatively unspoilt and undeveloped bed, foreshore and shoreline but with their considerable history of human use and harvesting, none can be described as being completely natural or unspoilt. However, they supply considerable ‘ecosystem services’ to the local natural beauty and communities and several are formally designated and protected in recognition of their rich and diverse natural history.
