1940 Current Day As you settle into your new home there will be certain questions you may have about Hampton Court. We hope this booklet will help answer those questions, provide you with area information and who is here to assist you. Your new home is located at 117-01 Park Lane South, at the corners of Metropolitan Avenue and Park Lane South. Believe it or not, Hampton Court is built on an 11-acre site surrounded by Forest Park. The buildings were built in 1937 and known as Kent Manor then in 1987, we became Hampton Court. The buildings were designed in an Edwardian “H” style and if you looked at a satellite image of our buildings, you’d see that each building looks like an “H”. This was done to maximize space and so that each of our 316 apartments had cross ventilation. Just outside of our property is Forest Park, which is the third largest park in Queens, with 538-acres of trees and fields. The park borders Kew Gardens, Richmond Hill, Forest Hills, Glendale, and Woodhaven. In the 1890’s, the park was designed by Frederick Olmsted, the same landscape architect who created Central Park in New York City. Forest Park has nature trails, horse stables and trails, softball, baseball, , bocce, and a public golf course that is known to be one of the City’s most challenging golf courses. Also, in the summer there are free concerts at the George Seuffert Bandshell. Visit www.nycgovparks.org for more information. HELPFUL HINT Your home address - remember to include the letter of the building you live in on all of your correspondence. Your address can read: Apartment A 6A OR Building A - 6A This may seem silly but because we have 4 buildings, that means we have 4 different “6A” apartments. (The buildings are named after trees…A - Aspen, B - Birch, C - Cedar and D - Dogwood) NEIGHBORHOOD INFORMATION Area Airports JFK Airport From Hampton Court to JFK Airport Take Metropolitan Ave. east about six traffic lights. Make a left onto Hillside Ave. and then a right at 2nd traffic light (Kew Gardens Rd.) two blocks to merge with the Van Wyck Expressway service road. Continue on service road just past Atlantic Ave. (2nd traffic light) to Van Wyck Exp. entrance. Follow signs to JFK and appropriate terminals. From JFK Airport to Hampton Court Take the Van Wyck Expressway north towards the Whitestone Bridge to Exit 6 (Jamaica - Hillside Aves.). At the first traffic light, turn left and immediately move to the extreme right lane. As soon as you cross over the Van Wyck Exp., continue a few yards past the south service road and make your first right turn onto Metropolitan Ave. Take Metropolitan Ave. about 7 traffic lights to the corner of Metropolitan Ave. & Park Lane South. Hampton Court - D Bldg is on the right-hand side, the NW corner. LaGuardia Airport From Hampton Court to LaGuardia Airport Take Jackie Robinson Parkway (Interboro) toward Long Island. Take the Grand Central Parkway to Manhattan exit and follow the Parkway to the airport. Get off at airport exit and follow signs to appropriate terminal. From LaGuardia Airport to Hampton Court Take Grand Central Parkway to Jackie Robinson Parkway (Interboro) and take Exit 6, the first exit, to Metropolitan Ave. Turn left at the bottom of exit ramp and go just past 3 traffic signals. The dark red brick buildings on the left, the first buildings you come to, are Hampton Court's A and D buildings. B and C buildings are located beyond the guard booth located at the center of the property. 2 Local Transportation Buses Q37 – will take you to/from Hampton Court and the Subway Q10 – runs between Lefferts Blvd. and JFK Airport Q54 – travels from Jamaica, Queens to Williamsburg Bridge Plaza, Brooklyn (along Metropolitan Avenue) Long Island Rail Road The Kew Gardens Long Island Rail Road station is located on Austin Street, just off Lefferts Blvd. Subway The E, F and V subway trains are located at the corner of 80 Rd. and Queens Blvd. The station is “Kew Gardens/Union Turnpike”. The J train located at 111 Street and Jamaica Avenue takes you through Brooklyn to lower Manhattan. As you explore the neighborhood you will find on/or over by: Lefferts Blvd - a diner, 7-11, bakery, bagels, Chase Bank, LIRR, the Kew Gardens Cinemas, Cuban and Columbian food and more. Metropolitan Avenue (going west) – antique and estate stores, Benjamin Moore Paint, Italian bakery, Carvel, the Cinemart Cinemas and more. Additionally the restaurants along Metropolitan Avenue include Michelin rated Danny Brown Wine Bar, Michelin noted Katsuno as well as a list of cuisines as varied as Queens itself. BICYCLE ROOM If you are a bicycle rider and enjoy riding in the park, you should know that we have bicycle storage rooms in every building’s basement for residents to rent space. There is a nominal, yearly registration fee in order for you to store your bicycle(s). If you are interested in finding out more about the storage, please contact Ellen Wells at MGRE. Please note, only residents who are registered will be allowed to store their bicycle(s) and given a key to the room. Additionally, you will be using the room at your own risk and should therefore, place lock on your bicycle, and make sure the room’s door is closed and locked. The Cooperative cannot accept liability for loss or damage to any property left in the room. COMMITTEES - LANDSCAPE, SOCIAL EVENTS & WELCOMING Landscaping Committee One of the main attractions to Hampton Court is our gardens. In addition to a professional landscaping company, we have a Landscaping Committee. The committee is made up of residents who volunteer their time to design and plant flowers throughout our property. If you are interested in joining the committee, please contact Marion Loeb at [email protected]. 7 Social Events Committee Hampton Court has a Social Events Committee, who arranges events to foster community relations and bring our residents together during the year. Past events include a springtime concert in the courtyard, flower planting day, a Halloween party and more. If you would like to join the HC Social Events Committee, contact either Seth Welins at [email protected] or Carol Lacks at [email protected]. You may also leave a message for either of them in the President of the Board of Director’s mailbox in the Security Booth. DELIVERIES Please know that the Cooperative’s policy does not allow our Security Guards to receive, hold or deliver resident’s packages or certified mail. DHL, Federal Express, UPS, etc. You may allow these messengers to gain access to your building by using the intercom system. (See the Intercom section for further information) Large Items (furniture, appliances, etc.) Please give the Superintendent and Security Guard 48 to 24 hours notice of when you expect delivery of furniture, appliances, construction materials or any other large items. This will insure the delivery service’s access to the Fire Lane, entry to the delivery entrance located in the basement of your building and, if necessary, padding the elevator.
