The kitchen was redesigned by one of the owners who is an architect. “It now has so much efficient storage and also separate working areas, which has been very useful as visiting family are all keen cooks, but with enough room to be sociable for those who aren’t.”

Gardener’s Delight “The garden is private, sunny and a child friendly, enclosed space. We’ve had many family parties and celebrations and sat out late into the evening,” the owners commented. The west-facing rear garden boasts fully stocked shrub and plant borders, a vegetable patch and various fruit bushes “It has been designed to be low-maintenance as well as having enough space for a greenhouse, potting shed and storage shed vegetable plot and the lawns,” they explained.

“The new fencing we installed has allowed us to plant our favourite climbers such as wisteria, roses, clematis for each season, as well as jasmines, actinidia and flowering quince.” To the rear of the house is also a paved terrace from which to enjoy the garden. The area to the front of the property has been landscaped to provide plenty of room for parking. “The large private driveway has easily stored our Drascomber Lugger and up to four cars.”

“The garden is a source of joy with so many garden birds as well as visiting moorhens and pheasants and the occasional sparrow hawk,” the present owners said, and when asked about their favourite spot in it, they replied, “Sitting under the pergola which is planted with rambling roses and Chinese and Japanese wisteria.”

Village Benefits Approximately three miles from the market town of Fakenham and with Holt at around eight miles, Little Snoring is a charming Norfolk village with a scattering of houses, a primary school, a local Post Office/store and a public house/restaurant. “Being located on the way we have enjoyed cycling to the Black Lion and the Farm shop at Walsingham, as well as on the many quiet lanes between here and the coast,” the owners said. “And we’re spoilt for walks from the house: there’s a very nice local circuit opposite the church (not a public right of way but well trod by locals!), and the lanes all round are quiet enough for walking.” The celebrated beaches of the North Norfolk Coast, an Area of Outstanding Natural Beauty are within easy reach by car at approximately five miles in distance.
