This glossary contains explanations of certain terms used in this prospectus in connection with us and our business. These terminologies and their given meanings may not correspond to those standard meanings and usage adopted in the industry.

“Airport Authority” Airport Authority, Hong Kong

“Airport Railway Central Subway” the underground subway linking the Central Station and the Hong Kong Station of the Mass Transit Railway of Hong Kong

“Architectural Services Architectural Services Department of the Hong Kong Department” Government

“ATV Building” the office building of Asia Television Limited at Broadcast Drive, Tong, Hong Kong

“Buildings Department” Buildings Department of the Hong Kong Government

“Buildings Ordinance” Buildings Ordinance (Chapter 123 of the Laws of Hong Kong), as amended, supplemented or otherwise modified from time to time

“CAGR” compound annual growth rate

“Census and Statistics Census and Statistics Department of the Hong Kong Department” Government

“Central Reclamation Phase II” the reclamation in Central, Hong Kong forming the land encompassed by Tim Wa Avenue, Tun Wo Lane, Tim Mei Avenue and Harcourt Road

“CEPA” Closer Economic Partnership Arrangement between Hong Kong and the PRC and the expressions “CEPA II” and “CEPA III” mean the second stage and the third stage of CEPA, respectively

“Civil Engineering and Civil Engineering and Development Department of the Development Department” Hong Kong Government

“CLP Shatin Central Warehouse” the central warehouse of China Light & Power Company, Limited at 327 On Lai Street, Shatin, , Hong Kong

“construction” (1) in respect of buildings, means engineering construction of substructure or superstructure of building structural frames and external building envelopes constructed either by reinforced concrete facades, curtain walling, metal cladding and/or marble facades with external architectural features, fins and sun-breakers and the design of the theme of the buildings. It also provides the buildings with internal fitting out works, interior decoration works and accommodation facilities such as provisions of building services, electrical and mechanical installation, plumbing and drainage discharge systems, external landscaping hard and soft works, underground utilities and community services; and (2) in respect of civil engineering, means the design and/or construction of structures, infrastructures, airports, roads and railways, bridges and tunnels; utilities installations, geotechnical and underground works; marine works; power stations, industrial plants, and refineries (all excluding major electrical and mechanical works); public amenities and facilities with structural or aforementioned content. Excluded from “civil engineering” are residential, public and office buildings and public amenities and facilities which are largely architecturally driven

“Group A” Group A of works categories in the List of Approved Contractors. The List is divided into five categories and each category is further divided into three groups. A Group A contractor means a contractor with Group A’s qualification. Please refer to the section headed “Regulations – Hong Kong licensing regime” for details

“Group B” Group B of works categories in the List of Approved Contractors. The List is divided into five categories and each category is further divided into three groups. A Group B contractor means a contractor with Group B’s qualification. Please refer to the section headed “Regulations – Hong Kong licensing regime” for details

“Group C” Group C of works categories in the List of Approved Contractors. The List is divided into five categories and each category is further divided into three groups. “ISO” the International Organisation for Standardisation, a non- government organisation based in Geneva, Switzerland, for assessing the quality systems of business organisations

“ISO 14000” a family of environmental management standards set by ISO for assisting a company to continually improve its ability to efficiently identify, minimise, prevent and manage environmental impacts. ISO 14001 is a member of that family and ISO 14001:2004 is the current version of ISO 14001

“ISO 9000” a family of standards set by ISO for quality management system where an organisation needs to demonstrate its ability to provide products that fulfill customers and applicable regulatory requirements and aim to enhance customer satisfaction. ISO 9001 is a member of that family and ISO 9001:2000 is the current version of ISO 9001

“Kai Tak Airport Redevelopment” the property redevelopment of the abandoned Kai Tak Airport of Hong Kong

“KCRC” Kowloon-Canton Railway Corporation, the former operator of the East Rail, West Rail and Light Rail in Hong Kong before the merger of MTRC and KCRC in December 2007

“Kin Ming Estate” Kin Ming Estate, a public housing estate in Tseung Kwan O, Hong Kong

“Labour Department” Labour Department of the Hong Kong Government

“land development” refers to the transformation of PRC Government-owned undeveloped lands into lands which are capable of supporting commercial constructions or other forms of developments. It usually involves the resumption of land from occupants, inspection and valuation, demolition and removal of existing landscapes and establishments, relocation of existing occupants, arranging for the compensations arising under the resumption, and finally the construction of infrastructures, facilities and improvement of the land so as to better facilitate future developments and land sale by the PRC Government

“Lei Muk Shue Estate” Lei Muk Shue Estate, a public housing estate in Kwai Chung, Hong Kong

“Leisure and Cultural Services Leisure and Cultural Services Department of the Hong Kong Department” Government

“List of Approved Contractors” the List of Approved Contractors for Public Works maintained by the Works Branch which comprises those contractors who are approved for carrying out public works in Hong Kong in one or more of the five major categories of building and civil engineering works, that is, buildings, port works, roads & drainage, site formation and waterworks

“main contractor” a contractor who enters the contract directly with the employer of the project and assumes full responsibility for the satisfactory completion of the construction works. A main contractor operating at construction sites must be registered under the Buildings Ordinance for the capability and responsibility of undertaking new construction works, and in case of Hong Kong Government works, approved by the Works Branch
