THE PLOT – EX13 7LY

This single building plot represents an excellent opportunity to acquire a well proportioned, relatively level site within the heart of this popular hamlet. Detailed planning consent has been approved for the construction of a new detached three bedroom house, shown on the plans with a gross internal floor area extending to c. 104sqm (1121sqft) plus an attached garage of a further 20sqm (219sqft). The plot extends to c. 0.09ha / 0.22 acres and currently forms part of a garden for an adjacent property ‘Malls Orchard’. To the rear of the proposed property will be an attractive garden area screened by vegetation and mature trees.

Access to the new dwelling will be via the existing vehicular entrance to Malls Orchard, which will become the private access for the new dwelling (a new separate entrance will be formed to serve Malls Orchard). A boundary fence is proposed to be erected along the western boundary of the plot segregating it from the retained garden of Malls Orchard.
