Situation The Woodlands is a “hidden gem” situated in a private setting with an open aspect only 2 miles west of the City Centre on the North Somerset border. The property is at the end of a short no though road and backing onto the 850 acre Ashton Court Estate. Bristol City Centre 2 miles. Clifton village (about 1.5 miles) is via the iconic Suspension Bridge where there are a number of boutiques, interesting shops and restaurants. The Mall, Cribbs Causeway, the regional shopping centre is about 10 miles just off the M5(J17). Excellent choice of private schools in Bristol and The Downs Preparatory School at Wraxall. There is a local primary school and Ashton Gate Community School. Walking and riding through the adjoining 850 acre Ashton Court Estate. Golf at Bristol & Clifton Golf Club and Long Ashton Golf Club. David Lloyd Health & Leisure Centre at Long Ashton. For Sale Freehold The Woodlands is unlisted and thought to be of Georgian origin, with many features appropriate to its period. These include fi replaces, ornate ceiling cornices, archways, panelled doors and panelled walls to dado height. The well proportioned light rooms have a warm and friendly atmosphere. Adjoining the main house is a pretty self-contained cottage. A hall leads to a sitting/dining room with a coal eff ect gas fi re, kitchen and utility room. There are two bedrooms and a shower room on the fi rst fl oor. Gardens and Grounds The Woodlands is approached through an electrically operated gated entrance and wide turning circle with a central island of lawn. To the front of the house is an expanse of level lawn with deep borders planted with mature shrubs and fl owering plants. A pedestrian gate provides direct access to the grounds of the Ashton Court Estate, through adjoining woodland. The drive continues to the west of the house and an inner courtyard providing additional parking, the attached cottage and the 40ft garage block with two electrically operated roller doors and garden store. Adjoining the garage block is an annexe with a bedroom, sitting room, kitchen and cloakroom, all facing east across the rear garden. The rear garden is a delight and principally walled, backing onto the Ashton Court Estate.
