UNION PLAZA – NEW CASTLE,

The following is information on a great opportunity to open your store in a large 56,000 sf box (can be divided) or all or part of an 89,080 sf (can be divided or expanded an additional 20,000 sf) former Sears Department Store, both of which are located in an expanding regional corridor. Union Plaza currently has a total GLA of 370,000 sf and is anchored by ALDI’S (19,000 sf), LOWE’S (136,000 sf), TRACTOR SUPPLY (25,000+ sf) and DUNHAM’S (38,000 sf) and SEARS AUTO (9,860 sf). An additional 90,000 sf of anchor pads and small shop space are approved for future expansion. Over 1,600 parking spaces are currently in place. HAMPTON INN, WENDY’S, BOB EVANS and are on the outparcels as well as ALDI GROCERY which recently opened at Union Plaza.

Union Plaza is located at the northwest corner of Interstate 376 and SR 224. Since the expansion of I-376 connecting New Castle to , New Castle has become a bedroom community to the Pittsburgh and Youngstown/Boardman markets. The next five years are projected to show an increase in new home construction in the area to meet the demand of the influx of new residents due to the $1.5 billion Shell Oil plant under development in Beaver. The strategic location and the proximity to and have made this a regional commercial corridor serving over 266,000 people in a 15-mile radius.

The SR 224 commercial corridor encompasses over 950,000 square feet of retail stores. Across the street from Union Plaza is a 325,000 sf shopping center anchored by a 24-hour WAL-MART SUPERSTORE (210,000 sf), STAPLES, PETCO, DOLLAR TREE and HARBOR FREIGHT. Other anchors in the corridor include SHOP N SAVE GROCERY (60,000 sf), , and CINEMA 9 (see competition map for further details).

A welcomed addition to the corridor is the Butler Community College Campus. BCC opened in 2009 with future expansion opportunities. Also, a Hampton Inn complete with conference rooms and pool opened in 2010 on our outparcel at Union Plaza. A Express opened about two blocks west from us in 2017.

I look forward to discussing this exceptional opportunity to lease a large box or part of the box that is in good condition in a relatively new retail corridor. I have enclosed aerials, fact sheet, demographics, site plan, building frontal and competition map for you further review.

Sincerely,

J. Richard McClure
