Note No, D(D&|T)/D/AEC/RenU506/2019 dated L0lO7l20L9 of the Director (Distribution & lT) to the Full Time Directors (Agenda No. 55/7/1-9) ORDER The Chief Engineer (Distribution North Malabar), Kannur vide letters read L above has reported that the Electrical Section, Sulthan Bathery (East) under Electrical Circle, Kalpetta is accommodated in a rented building owned by Sri. Moosa Haji since June 2005. The monthly rent being paid for the building having an approximate area of 700 sqft is <L9,2221-. The building owner had requested to vacate the building long back for undertaking renovation works. Now he has obtained a favourable judgment from the Hon. High Court of Kerala in WP(C) 36019/20L8 dated L5lLLl20L8, Hence the office is to be shifted urgently to another building for avoiding Contempt of Court. The Deputy Chief Engineer, Electrical Circle, Kalpetta had approached the Municipal authorities for finding out another building, but they had not taken any favourable actions yet. On further enquiry, 5 buildings have been identified for shifting the office. But four of the building owners demanded a monthly rent of t30/- to t40l per sqft for the buildings along with huge amount of deposit. The fifth building was under the ownership of St. Mary's Orthodox Cathedral Pilgrim Centre, which is L00 m away from the new bus stand at Sulthan Bathery and can be easily accessed by the consumers. The owner agreed to let out around 2,000 sqft area in the first floor of the building at <L6,50 per sqft and without initial deposit. Later, on negotiations with the Church Committee, they expressed their willingness to rent out the building at a monthly rent of T30,000/- plus GST. The building owner also intimated that they are not willing to reduce the rent, on further negotiations. Also they had offered to provide basic facilities amounting to t3 lakh if the Section Office starts functioning in their building. The monthly rent calculated for the building as per existing norms comes only to{20,2551-. It is also reported that no other suitable buildings of GovernmenuKSEB Ltd/private is available in the locality at a lesser rent. Also considering the prevailing rent in the local1y for commercial purpose, the rent of {30,000/- demanded by the owner is reasonable. In the above circumstances, the chief Engineer (DNM), Kannur requested sanction for shifting Electrical section, sulthan Bathery (East) to the buirding bearing No. sBM-tX lgrz B ot sulthan Bathery Municipality owned by st. Mary's orthodox cathedral pilgrim centre, Sulthan Bathery 673592 and to fix the monthly rent - at T30,000/- as a special case, with effect from the date of occupancy. The matter was placed before the Full Time Directors vide note read as 3o paper above. Having considered the matter in detail, the Full Time Directors in the meeting held on Lglo7lzoLg resolved to accord sanction for shifting Electrical section, Sulthan Bathery (East) to the building bearing No. sBM-lxlgLz B of Sulthan Bathery Municipality owned by st. Mary,s orthodox cathedral Pilgrim centre, Sulthan Bathery - 673sg2 and to fix the monthly rent of {30'000/- for a period of five years as special rent, with effect from the date of occupancy, considering the fact that there is no scope for further reduction in rent and since the possibility of getting an alternative building at a resser rent is bleak.
