The property is situated in a convenient village location between Guildford and Woking towns and within easy reach of excellent road and rail connections to London. Situation Jacobs Well is a small village approximately 3 miles to the north of Guildford Town and a little further from Woking. Both towns have fast train services to Waterloo and there is a local station at Worplesdon. To the east of Burpham there is a road connection with the A3, which connects to the M25 orbital motorway. There are some local shops within walking distance of the property as well as bus stops linking to Guildford & Woking Town centres. Description This well-proportioned, semi-detached house is well-presented, in our opinion, having had the addition of a modern kitchen/dining room, additional bedroom and modern bathroom. The front door leads to a spacious entrance hall providing access to all rooms and stairs to the first floor landing. The double aspect reception room has wood-flooring, a fireplace with 'living flame' gas fire and double doors onto the study/playroom. The main 'hub' of the house is the lovely, light, open-plan kitchen/dining room. This room enjoys a double aspect outlook and has access onto the rear and side gardens. There is also a cloakroom. The kitchen has double-aspect windows with views over the front and rear gardens and is fitted with an extensive range of white, high-gloss units comprising space for a multi-fuel range-style cooker with extractor hood over, integrated dishwasher and space and plumbing for an American-style fridge/freezer. This room opens onto the dining area with a door to the rear garden. To the first floor there are four bedrooms, three of which are double-sized and one with fitted wardrobes. The family bathroom is fitted with a modern white suite with a corner bath and separate shower cubicle. There is also a shower room, which has, also been re-fitted with a modern suite. There is access to a useful boarded loft space, fitted with a Velux window, which could make an ideal hobbies area. Outside, to the side of the property, is a block-paved driveway providing parking for two cars, which leads to the over- sized garage. There is a covered garden store to the side. There are gardens to the side and rear of the house with a spacious paved patio continuing to the side. The remainder of the garden has an area of lawn with flower and shrub borders around, and there is access to the garage which benefits from power and lighting. The gardens continue to the side of the house with a further area of lawn, mature apple tree and footpath around to the side of the property. Boundaries are enclosed by panelled fencing and brick-walling. To the front there is a pretty garden with lawn to both sides and flower and shrub borders around. In 2009, Christopher J H Pettitt of Wyke, Normandy, Surrey and member of Normandy Historians, copied extracts (in manuscript), from those notebooks that were relevant to families, who at one time were either resident in Wyke or thereabouts or had an interest in property within the then parish of Wyke. (c.1520 - 1820), which together with similar extracts from microfiche records held personally by Christopher, are held by Normandy Historians. Stephen Cranstone of Aldershot (a member of Normandy Historians), transcribed and digitalised Christopher's manuscript notes presented here, but the reader should be reminded that although care has been taken in the transfer of data, viewing of the original wills at The London Metropolitan Archives is recommended. • Land at Heath Drive, Send, Woking
LAND AT HEATH DRIVE, SEND, WOKING ________________ OPINION ________________ Introduction and Summary of Advice 1. I am instructed by Send Surrey Ltd (“ SSL ”) to advise in relation to the intended future residential development of a 2.51ha parcel of greenfield land situated at the north-western corner of the village of Send (the “ Site ”). The northern and western boundaries of the Site abut the Wey Navigation Canal, with the southern edge bordering existing residential developments on Heath Drive and Send Road. The eastern edge of the Site is currently delineated by the headquarters of Vision Engineering Ltd and undeveloped land, now forming a consented scheme for the erection of a factory and 23 residential dwellings. The relevant local planning authority is Guildford Borough Council (the “ Council ”). 2. The Council is preparing a new Local Plan for the period 2013-2033 which it has published for the purposes of Regulation 19 (the “ Proposed Submission Local Plan ”). The Proposed Submission Local Plan promotes the removal of the Site from the Green Belt, supported by a Green Belt boundary review (the ‘Guilford Borough Green Belt and Countryside Study’). The review concludes that there are better and more defensible Green Belt boundaries elsewhere to inset the village, resulting in the removal of the Site from the Green Belt. That conclusion was based on Send’s high density and distribution of development (including along Send Road), the sense of enclosure resulting from that development and the Wey Navigation Canal as a recognisable and defensible Green Belt boundary to the immediate north of the Site. Those conclusions are, as a matter of planning judgment, entirely sensible and coherent.
