Drainage etc. Flood Zone The Charnwood Strategic Flood Risk Assessment (SFRA) 2014 mapping picks up areas of functional floodplain and shows parts of the site to be affected by the 20 year flood event. The Strategic Flood Risk Assessment document is used as a strategic tool for the Local Planning Authority and the broad-scale mapping picks up areas of inundation, but also may be slightly misaligned further South into the site as the mapping picks up topographically lower areas spots and looks to be slightly estranged from the Burton Brook itself. It may be more an indication of surface water overland flow routes as with many areas in the Leicestershire Wolds and Soar Valley.

Parts of the site may need further investigation to ascertain the full extent of risk from the Burton Brook or overland flow routes.

As parts of the site look to be affected by overland flow routes as underlain by non-permeable soils, it is considered appropriate that the Lead Local Flood Authority, Leicestershire County Council, be consulted.

Strategic Flood Risk Assessment shows flood risk zone 3b around the northern part of the site reducing the developable area.
