3-5 percent of the cost of your home) and the potential of paying private mortgage insurance (PMI) if you are unable to put 20 percent down on your home.

4. BUYING: Protect yourself! It’s easy to get wrapped up in signing papers and lose sight of what you are agreeing to when buying a home. Fortunately, contingency clauses can protect you from losing what is yours. An example is a mortgage-financing contingency; if you lose your job or your loan falls through, you’ll get your “earnest money” back in full. Otherwise, you may be obligated to follow through with purchasing a house you can no longer afford.

1. BUYING: Getting an inspection can save you money in the long run. Inspection fees can range from $300 to $500, prompting some to think they can save money by avoiding an inspection. In almost all instances, this is false. Many issues in a home can go unseen by the untrained eye. If an inspector reveals defects not disclosed by the seller, you are able to negotiate a new offer or rescind altogether. Without an inspection, these potentially costly issues would ultimately fall on the buyer’s shoulders.

2. BUYING: Is buying always the better option over renting? This is a debate often discussed within the real estate market

and the answer depends on a variety of variables including 5. BUYING: Enjoy the view? It’s obvious that homes with a view can sell big. In fact, location, financials and length of time in the home. In general, Realtor.com states that homes with a view of the city sell the it is advised to purchase a home if you plan to spend more than fastest, with an average of 83 days on the market, while homes two years there. Find with an ocean view sit for 98 days (mostly due to the elevated the break-even point between renting and buying to help guide price of oceanfront property). If you are in love with a home your decision. that has a view, be sure it is there to stay. Although you may see rolling hills through your living room window now, who’s to say a real estate developer won’t see that same space as the perfect opportunity to build more homes? Check with your local municipality for land use regulations to make sure your view will remain.

6. BUYING/SELLING: Get a second opinion. When you have lived in your home for years, it’s easy to overlook problems that potential buyers may spot right away. Have a relative or trusted friend come over to spot any small fixes that you can make prior to putting your home on the market to make sure it’s in optimal condition for selling. When considering buying a home, it’s also helpful to have someone who would not be buying the home go with you to take a look. He/she will be able to point out potential issues that you may not 3. Innuendo-laden street names tend to not sell as quickly as something like Thunder Road, for example. American numerology says that 666 is bad luck and could decrease the value of your home by 2 to 3 percent. Also, steer clear of the number 4, considered unlucky in Chinese culture. Marple Newtown | Summer 2017 | icmags.com 13 A Message from the Superintendent

Dear Marple Newtown Community Members, Summer approaches and the academic tasks of the school year begin to wind down. This issue highlights the many accolades of students and teachers and shows the varied opportunities our students have to express themselves in clubs and activities aligned with their interests. A student becomes well- rounded through not only the academic environment but through activities and clubs designed to encourage collaboration, team–building, interest- sharing, and fun. At Marple Newtown High School there are over 40 clubs (see list of clubs) designed to supplement the academic, arts, and athletic programs. Student participation is high and new clubs are added as interest merits. In May, we celebrated our Franklin Mint Federal Credit Union Teacher of Excellence, gifted education teacher Sophie Martin, from Russell Elementary. We also celebrated those nominated: Allison Hostutler- Culbertson Elementary, Jill Mascio- Worrall Elementary, Kerry DeFronso- Loomis Elementary, and Eileen Doyle- Paxon Hollow Middle School. We recognized Kirsten Lipsky, a senior, who won a $1000 scholarship from the Delaware Valley Engineers and was named Outstanding High School Student by the Delaware Valley Engineers. Our Unified Bocce Team proudly participated in the Delaware County District Championship Tournament that we hosted at the Marple Newtown gymnasium. Our 7th Grade Boys Basketball Team from Paxon Hollow had an undefeated season and we are so proud of this team. Fund raising this spring included the Potter Cup, an event that raises funds for Alex’ Lemonade Stand Foundation and an elementary-wide dance-a-thon that raised funds for the Headstrong Foundation. Our students get involved in many community causes and show they enjoy helping others. A special event for our juniors and seniors included a visit from Holocaust survivors, Erica Herz Van Adelsberg and Michael Herskovitz who told the students about their experiences. While the 2016-2017 School Year closes, the excitement around the District builds as we all look forward to meeting the needs of our students through varied opportunities and experiences designed for academic achievement and student engagement. Be sure to follow us on Twitter to see more of the wonderful things happening within our District over the summer months. @MarpleNewtownSD Best regards,

Marple Newtown | Summer 2017 | icmags.com 25 A Message from the Director of Codes: As a new employee of Newtown Township, I find myself excited to come to work each and everyday. The Township is undergoing a period of growth that is both challenging and rewarding to be a part of. My goals are to always take a positive approach in handling those challenges while making every attempt to assist current residents, business owners and vistors within our community. The current development projects that you see throughout the Township, keep our office very busy. However, these major construction projects cannot take our focus away from the needs of our residents. With that in mind, we are trying to make permitting a little less cumbersome by establishing minimum guidelines during the application process. This process will hopefully help in expediting permit approvals so your project can move along a little more quickly. Everyone should always feel free to call with questions or concerns you may have before filing an application so you are sure the information being provided is complete. Our department truly wants to be sure everyone’s needs are met and each project is done safely and in accordance with the Township ordinance and the Commonwealth’s building code. I believe this approach will further Newtown Township’s Mission Statement in making Newtown a wonderful place to live, work, shop and enjoy the outdoors. News Newtown Township Police - It’s Tax Time: NEWS TOWNSHIPNEWTOWN Be Aware of IRS Tax Scams For everyone who files taxes, we must all be aware of the many people out there who are trying to use the “fear” of the IRS as a tool to scam you out of your hard earned dollars. The Internal Revenue Service continues to warn taxpayers to stay vigilant against an increase of IRS impersonation scams in the form of automated calls and new tactics from scammers demanding tax payments on gift cards. The Newtown Township Police Department continues to receive complaints from residents who are contacted by scammers who leave urgent callback requests telling taxpayers to call back to settle their “tax bill.” These fake calls generally claim to be the last warning before legal action is taken. Once the victim calls back, the scammers may threaten to arrest people who don’t agree to pay. Since these bogus calls can take many forms and scammers are constantly changing their strategies, knowing the telltale signs is the best way to avoid becoming a victim. Some examples of the varied tactics seen this year are: • Threatening to put a lien against you or your property. • Threatening to send the police to your house and arrest you. • Demanding immediate payment through a wire service or prepaid gift cards • “Verifying” tax return information over the phone. • Pretending to be from the tax preparation industry. How to Protect yourself: • File your taxes early before the scammers can file using your name and information. • Remember, the IRS should never contact you by email or by phone. The IRS always begins contact with you through the U.S. mail. • Never agree to pay anything related to the IRS with a credit card, debit card or prepaid money card or gift card over the phone. The IRS will never ask you to pay anything over the phone. • If you have any questions about anything you receive that looks like it is coming from the IRS and you are not sure about it, call a professional tax preparer who is recommended to you by someone you trust. What to do if you think a scammer has called you: • Do not give out any information. Hang up immediately. • Call 911 and report the incident to your local police department. • Report it to the Federal Trade Commission. Use the “FTC Complaint Assistant” on FTC.gov. Please add “IRS Telephone Scam” in the notes. • If you think you might owe taxes, you can call the IRS directly at 800-829-1040.

Newtown Square Fire Company The question on many of the township residents minds these days has been; “Has the Fire Company found an alternate site for the new fire station?” Members of the Fire Company want the township residents to know that Fire Company representatives have been working diligently for the past few months with securing a piece of land on the Ellis Preserve for the construction of our new fire station. This joint venture has members of the Fire Company excited about the prospects of a new fire station coming to fruition. In the coming months, more details will be forthcoming regarding the location of the new fire station. Once the exact location is released to the general public, the Fire Company will be kicking off its building campaign to raise the necessary funds to construct the new station. Preliminary figures on the construction of the new station bring the project close to $5.4M. How does the Fire Company propose to generate the necessary funding? Currently, the Fire Company has capital reserves funds in the amount of $2.5M set aside for this project. In addition, the Fire Company is seeking grant funding from the State of PA- Redevelopment Capital Assistance Program. The Fire Company will also be kicking off a special new fire station capital campaign program in hopes to generate additional funds to offset the costs of this project. Residents with questions about the new station can email the Fire Company at: [email protected].

Recycling in Newtown… Something everyone can do to help.

Thank you to all of our residents, businesses, institutions and visitors for your continuing efforts to recycle and to promote recycling in Newtown Township. Recycling in Newtown Township is important for our environment, but is also mandated in Pennsylvania as specified in PA ACT 101 as well as locally by Newtown Township’s Recycling Ordinance, 1990-1. See the Newtown Township General Code Chapter 141, Article IV for more information. • Residents easily recycle “single stream” twice each month. See the Township web site under the “Public Works” tab for your collection dates, a recycling area map, listing of materials we can recycle and other important information. • Businesses and institutions make their own arrangements with the company and method of their choice to recycle. They report annually to the Township their results, illustrating not only their compliance with the state and local requirements, but also their commitment to our community and its environment. Together we are making a difference. YES - Please Recycle: • Paper (white & colored paper, staples and paperclips are OK) • Cardboard • Aluminum, Bi-metal, & Steel Cans • Plastics #1 – #7 (except #6) • Glass • Envelopes (with windows) • Junk Mail/ Newspaper • Magazines & Phone Books

Residential Single-Stream Recycling Collections occur from each home twice every month: Zone #1 on the 1st and 3rd Thursdays and Zone #2 on the 2nd and 4th Thursdays. There is no collection when there is a 5th Thursday in a month. Be sure to have your recycling out and ready to be collected before 7:00 AM. Recycling days that fall on holidays will be collected the following day. Please visit the Township web site under the “Public Works” tab for additional recycling information, schedules, maps and Household Hazardous Waste Collection, Electronic Recycling and Yard Waste Collection events.

Dumping grass clippings, leaves and other debris into streams and floodplains is a serious threat to our local streams. It also violates state and local floodplain and water quality ordinances. Yard waste piled along stream edges suffocates and kills the trees and shrubs that are critical for avoiding stream bank erosion. Storms can also easily wash yard clippings left in the floodplain into the stream. Yard waste carries a harmful excess of nutrients to the stream, which in turn robs the stream of oxygen needed by fish and aquatic insects. Grass clippings carelessly blown into the street while cutting your lawn is not only unsightly to your neighbors – it can and does wash into storm drains, causing damage to water quality, flooding, impeding stream flow, and creating areas of stagnant water that may create mosquito problems. A few tips for handling yard waste: • Follow Newtown Township’s schedules for drop off or collection of leaves and yard waste. • Compost leaves or yard waste whenever possible. Find out more about composting and yard disposal from the Delaware County Solid Waste Authority at www.co.delaware.pa.us/SWA • Use proper grass mowing techniques, and fertilize your lawn the easy way by letting the grass clippings REMAIN there instead of collecting them! Never blow them into the street or a stream. • Allow leaves and woody debris from the ground in natural areas of your property to remain. Leaves, twigs, and branches provide a great source of food and nutrients for microorganisms that are critical to maintaining healthy soils and plants. For more resources on this and other stormwater topics, please visit Newtown Township’s “Stormwater/MS4” page at www.newtowntownship. org .
