“Company”, former Orco Property Group, société anonyme) and its subsidiaries (together the “Group” or “CPI FIM”) is principally involved in the development of properties for its own portfolio or intended to be sold in the ordinary course of business. The Company is a subsidiary of CPI Property Group (also as “CPI PG”), which indirectly holds approximately 97% of the Company shares. The Company is also involved in providing of equity loans and management services to other entities within the CPI PG group. The Company is a joint stock company incorporated for an unlimited term and registered in Luxembourg. The address of its registered office is 40, rue de la Vallée, L-2661 Luxembourg, Grand Duchy of Luxembourg. The Company’s shares are listed on the regulated markets of the Luxembourg Stock Exchange and Warsaw Stock Exchange. MANAGEMENT REPORT | 5 CPI FIM MESSAGE FROM THE MANAGEMENT Throughout the first half of 2019, the Company continued to maintain its structure, improve its operational organisation and streamline its long-term approach. Total assets increased by EUR 989.5 million (31%) to EUR 4,182.4 million as at 30 June 2019. The EPRA Net Asset Value per share as of 30 June 2019 was EUR 0.62 compared to EUR 0.56 as of 31 December 2018. At the end of June 2019, the Triple NAV amounted to EUR 0.60 per share compared to EUR 0.53 at the end of 2018. The Company achieved an operating profit of EUR 11.6 million compared to EUR 5.5 million in the first half of 2018. The total net profit was EUR 69.7 million compared to EUR 18.5 million in H1 2018. Resulting from the Company’s integration into CPI PROPERTY GROUP in 2016, one of its roles is to function as an intergroup financing vehicle to the entities within CPI PROPERTY GROUP. As of 30 June 2019, the outstanding balance of the provided loans amounted to approximately EUR 2,952.1 million. The Company also provides strategic management and advisory services to entities within the CPI PROPERTY GROUP. In May 2019, the Group finished the development of Mayhouse office building in Prague. The property extends the Company's office portfolio by 7,600 sqm and offers tenants attractive spaces in the city centre. The Group also sold out the residential project in Prague during the first half of 2019. During the Annual General

    CHARACTERISTIC OF THE CAPITAL CITY OF PRAGUE Prague (Praha) is the Capital City of the Czech Republic. It is a natural centre of politics, international relations, education, culture and economy. Within the EU, the Capital City of Prague is considered as one of the most attractive historical European cities. Since 1992, its historical centre has been on Unesco´s World Heritage List. All these aspects are reflected in the specific character and position of Prague among the regions of the CR. Pursuant to the Act of the Czech National Council on the Capital City of Prague, the city is a statutory town. It is administered by the bodies of the Capital City: the Assembly of the City of Prague, the Council of the City of Prague and the Prague City Hall. For execution of the state administration, Prague is from 2001 divided to 22 administrative districts, from the point of view of self-government it consists of 57 autonomous city sections with own elected bodies. These city sections are significantly different. There are city sections of distinct character of urban centre, city sections of prevalent residential area with houses dating back to the 1920´s and 1930´s, city sections of chiefly industrial nature, neighbourhoods of high-rise houses, and suburban areas many of which originated by gradual connection of surrounding municipalities of rural type. They differ in the level of urbanisation, population density, quality of technical infrastructure and socio-economic conditions of life of their inhabitants. As for the number of inhabitants these city sections are also very different.

    CHARACTERISTICS OF THE REGION Administrative breakdown Prague is a statutory town. It is administered by the Prague City Assembly, the Prague City Council, and the Prague City Hall. Prague is divided into 22 administrative districts for the execution of the state administration. From the point of view of self-government it consists of 57 autonomous city sections with own elected bodies. Spatial development Prague Castle was founded in the second half of the 9th century when independent settlements began to develop under its protection in the surrounding area. These settlements grew to constitute independent towns of Prague: Staré Město (the Old Town), Malá Strana (the Lesser or Little Quarter), Nové Město (the New Town), and Hradčany (the Castle District). The four still independent towns were joined into the town of Prague in 1784. The other four towns were attached in 1850, 1883, 1884 and 1901 (Josefov, Vyšehrad, Holešovice-Bubny, and Libeň, respectively). The Act of 6 February 1920 established the Great Prague (other 39 nearby municipalities were joined). Further territorial growth took place in 1960, 1968 (attachment of 21 municipalities of the Středočeský Region), 1970. The last spatial growth was carried out in 1974 (30 municipalities of the Středočeský Region were attached). Population Prague’s population (all that calculated for the same territory) increased 4.7 times from the first census (1869 – 270 389 persons) to 2011 Census (1 268 796 persons). Since 2011, Prague’s population was increasing every year (except 2013). Prague had 1 324 277 persons as at 31 December 2019. Now, Prague's population grows both from natural change of population and migration.
