The town is adjacent to the foothills of the western Maine mountains and within the heart of the alpine skiing and white water rafting region of the state. This multiple-use property is just north of the center of town and two miles southeast of Hancock Pond.

The scenic Carrabassett Valley, home to Sugarloaf Ski Resort and Flagstaff Lake, is just a 25-minute drive to the northwest, while the exciting white-water rafting mecca of Maine, The Forks, is just under one hour north.

The primary access is from the south as a right- of-way over Earnhardt Drive from Meadow Brook Road (State Route 16). That said, additional road access from Hancock Pond Road could be developed with some engineering. The property does have well-established internal forestry trails for management and recreational activities.

SITE DESCRIPTION The topography is rolling with a northwest exposure. The highest point of the parcel is approximately 800’ ASL and is in the northeastern corner of the lot. From there, there is a sharp 300’ drop in elevation to a point where the slope becomes level to gradual to the lowest point of 400’ ASL along Hancock Pond Road.

Soils are sandy and fine sandy loams and loamy tills, ranging from excessively well-drained Adams and Berkshire soils in the north to poorly-drained Wapole soils in the south, associated with a mapped wetland. Despite the wide variation, well-drained soils cover the majority of the property, with a few intermittent, seasonal streams. Harris Brook, a year-round brook, flows through the far eastern corner of the woodlot.

In addition to forestry, the property and trails offer many opportunities for recreation, including hunting, hiking, snowshoeing and bird/wildlife viewing, along with many areas for peaceful enjoyment of the western Maine mountains.

The last harvest occurred in the winter of 2011-12.

Overall, the property can be classified as a small sawlog-sized mixedwood forest, comprised of sugar and red maple, white pine, white and yellow birch, white ash, hemlock, spruce, fir and aspen. The property offers good opportunity for long- term, quality timber production over time.
