CBRE PAGE 7 EXECUTIVE SUMMARY CBRE is pleased to present 111 N. Harbor Boulevard in the coastal city of San Pedro, a development site for up to 75 residential units. Located just three blocks to the Pacific Ocean and five blocks to historic Old San Pedro, the site was previously entitled for 65 condominium units and 3,715 square feet of retail space. The tentative tract map expired in February of 2010, but the general plan amendment and zone change are vested and allow for residential development. The tentative tract map can be extended if Buyer wishes to build a condominium project.

The property is currently leased to three tenants. The first is Los Angeles Atlantic Express Corp who operates an automobile recreational vehicle and boat storage structure. This tenant pays $6,680 per month and their lease expires on September 30, 2019 with no option to extend. The other tenant is David Therrien, an artist, who pays $3,000 per month and is on a month-to- month basis. Outfront Media has a 10 year lease for billboard signage commencing July 1, 2017. Outfront Media pays $300 per month. The next rent increase (to $333.33 per month) is scheduled to occur July 2021. This lease is terminable by either party upon 30 days written notice.

San Pedro is home to the Port of Los Angeles, a port complex that occupies approximately 7,500 acres of land and water along 43 miles of waterfront. The port employs nearly 896,000 people and approximately $1.2 billion worth of cargo comes in and out of the port each day.

In 2009, the Los Angeles Harbor Commission approved the San Pedro Waterfront and Wilmington Waterfront development programs, under the LA Waterfront umbrella. The LA Waterfront consists of a series of waterfront development and community enhancement projects covering more than 400 acres of existing Port of Los Angeles property. With miles of public promenade and walking paths, acres of open space and scenic views, the LA Waterfront attracts thousands of visitors annually. Remodel and reconstruction was approved by the Los Angeles City Council and development is set to be completed in 2020. The San Pedro Public Market, part of the LA Waterfront development program, is about a seven minute walk from 111 N. Harbor Boulevard, and is expected to open in 2020.

111 N. Harbor Boulevard is offered on an UNPRICED basis.

The site was previously entitled for 65 condominium units and 3,715 SF of commercial space. It was part of a larger entitled project (158 total units), which included the property across Santa Cruz Street (203-233 N. Harbor Blvd.)

In 2007 the following entitlements were secured for the Subject Site:

• A General Plan Amendment to change the land use designation from Light Manufacturing to Community Commercial. Vested

• A Zone Change to change the zones from C2 and MR2 to RAS4 to allow mixed-use development. Vested

• A Height District change from 1XL to 1L to allow up to 69 feet in height.

• A Site Plan Review approving the layout and character of the development. Expired

• A Variance to allow a parking reduction for the affordable units.

• A Tentative Tract Map to approve the subdivision of land (TTMap 62561). Expired, but can be extended

• An Environmental Review resulting in a Mitigated Negative Declaration.

The current zoning allows for an apartment development. A condominium project would require an updated tentative tract map. For further detail please visit www.111Harbor.com

San Pedro’s aging public housing development is next up for the kind of overhaul that has remade the Dana Strand, Harbor Village and Jordan Downs projects, according to The Daily Breeze. Los Angeles city officials submitted a formal application for a $1.3 million U.S. Housing and Urban Redevelopment grant to turn the S. HARBOR BLVD. 478-unit Rancho San Pedro project into a mixed-income, higher density, multi-story development that better blends with the surrounding area which is being groomed for more tourism. In November 2018 The Real Deal reported that a team comprised of the Richman Group, National CORE, and Century Housing was selected to redevelop Rancho San Pedro. source: The Daily Breeze San Pedro’s Downtown Harbor source: www.bestofsouthbay.com SAN PEDRO San Pedro is home to the Port of Los Angeles. It was annexed in 1909 and is a major seaport of the area and is regarded as one of the largest and busiest deep-water ports in the nation. The district has grown from being dominated by the fishing industry to become a well rounded community within the City of Los Angeles.

The Port of Los Angeles is investing $1.2 billion in the San Pedro Waterfront redevelopment. Stretching from the Vincent Thomas Bridge to Cabrillo Beach this covers more than 400 acres. The focal point of this major capital improvemnet project includes the $38.5 million Downtown Harbor and Promenade located between 5th and 6th streets, just a short walk from the Property.

A famous San Pedro landmark is the Vincent Thomas Bridge, a 1,500-foot suspension bridge linking San Pedro with Terminal Island. It is the third longest suspension bridge in California. Nearby is the Los Angeles Maritime Museum, the largest maritime museum in California, and the museum ship SS Lane Victory, a fully operational victory ship of World War II and National Historic Landmark.

One mile from 111 N. Harbor Boulevard is the Ports O’ Call Village, a New England-style seaside village overlooking the Port of Los Angeles. It’s a meandering promenade of cobblestone streets encompassing 15 acres of shops, restaurants and attractions. Boat excursions around the bay, day trips to Catalina Island and helicopter tours depart from here.

Residents and tourists are able to explore the attractions within driving and walking distance of 111 N. Harbor Boulevard, including the beautiful Cabrillo Beach and Cabrillo Aquarium. The Aquarium showcases California marine life and includes an Aquatic Nursery, Ocean Outreach display, and an Exploration Center. CBRE PAGE 19 SAN PEDRO PUBLIC MARKET
