Harbor Boulevard in the coastal city of San Pedro, a development site for up to 75 residential units. Located just three blocks to the Pacific Ocean and five blocks to historic Old San Pedro, the site was previously entitled for 65 condominium units and 3,715 square feet of retail space. The tentative tract map expired in February of 2010, but the general plan amendment and zone change are vested and allow for residential development. The tentative tract map can be extended if Buyer wishes to build a condominium project. The property is currently leased to three tenants. The first is Los Angeles Atlantic Express Corp who operates an automobile recreational vehicle and boat storage structure. This tenant pays $6,680 per month and their lease expires on September 30, 2019 with no option to extend. The other tenant is David Therrien, an artist, who pays $3,000 per month and is on a month-to- month basis. Outfront Media has a 10 year lease for billboard signage commencing July 1, 2017. Outfront Media pays $300 per month. The next rent increase (to $333.33 per month) is scheduled to occur July 2021. This lease is terminable by either party upon 30 days written notice. San Pedro is home to the Port of Los Angeles, a port complex that occupies approximately 7,500 acres of land and water along 43 miles of waterfront. The port employs nearly 896,000 people and approximately $1.2 billion worth of cargo comes in and out of the port each day. In 2009, the Los Angeles Harbor Commission approved the San Pedro Waterfront and Wilmington Waterfront development programs, under the LA Waterfront umbrella. The LA Waterfront consists of a series of waterfront development and community enhancement projects covering more than 400 acres of existing Port of Los Angeles property. With miles of public promenade and walking paths, acres of open space and scenic views, the LA Waterfront attracts thousands of visitors annually. Remodel and reconstruction was approved by the Los Angeles City Council and development is set to be completed in 2020. The San Pedro Public Market, part of the LA Waterfront development program, is about a seven minute walk from 111 N. Harbor Boulevard, and is expected to open in 2020. 111 N. • Iowa State Capitol VISITOR GUIDE Preface
Iowa State Capitol VISITOR GUIDE PREFACE In 1969, State legislators called for the preparation of a booklet for distribution to State Capitol visitors to call attention to the beauties of the Iowa State Capitol Building, stating that “the citizens of the State of Iowa can point with justifiable pride to the magnificence of the architectural structure of their Capitol Building” and that “the history of the building is an important facet of the heritage and development of the State.” Following this tradition of showcasing the State Capitol building, the Legislative Services Agency, on behalf of the Iowa General Assembly, has created this revised Iowa State Capitol Visitor Guide devoted to presenting the building in a pictorial format to the public as one of the State’s most recognizable symbols and treasured landmarks. The book is intended to serve as a guided tour of the building and the surrounding grounds and monuments, as a reference guide, and as a lasting keepsake of a memorable visit to the Iowa State Capitol. Proceeds from the sale of the book, as with all Capitol Gift Shop merchandise, are used to maintain and expand the Gift Shop’s selection of State Capitol and Iowa-themed items and to support educational outreach activities conducted by the Capitol Tour Guides. Book layout and design assistance was provided by Heuss Printing in Ames, Iowa. Photographs were furnished by Gary Hoard Photography in Madrid, Iowa. The General Assembly Seal was designed by Steve Pyle of Pyle and Associates, Des Moines, Iowa. March 2016 TABLE OF CONTENTS

  • Troop-O-Ree at Cabrillo Beach Youth Center by Heath Row, Assistant Scoutmaster, Troop 927
Adventure Report: Troop-O-Ree at Cabrillo Beach Youth Center By Heath Row, Assistant Scoutmaster, Troop 927 In mid-September, about 20 Scouts from Troop 927 (Westchester, Metropolitan District) went to Cabrillo Beach Youth Center for the unit’s annual Troop-O-Ree in preparation for the district Camporee in mid-October. Located in San Pedro, minutes from Cabrillo Beach, the youth center was established in 1946 and now features an Olympic-size swimming pool, campgrounds, and the 25,000-square-foot Spielberg Center, which houses a food service center, craft center, outdoor amphitheater, and Scout Shop. The Troop 927 Scouts—including Kevin Griffin, a newly registered adult member who recently earned his Eagle Award—arrived mid-morning Saturday, in time for waterfront orientation and the swim test in the pool. Afterward, the troop and its patrols—led by Senior Patrol Leader Jonah Hiraoka—were free to set up camp (pictured below) before participating in the day’s activities. Those included swimming in the pool; canoeing, kayaking, and row boating on the waterfront; and crafts in the craft center, which is outfitted with an impressive selection of leatherwork tools. The kayaks were extremely popular, and this assistant Scoutmaster enjoyed some quiet time in a canoe. Unfortunately, the waterfront was closed for part of the afternoon because of wind. That made for one busy pool! Despite the usually quiet fall weekend, the camp was absolutely packed, populated by at least two Girl Scout units and a couple additional Scouts BSA troops, including a Scout Me In unit. The large number of campers resulted in limited access to watercraft, which encouraged Scouts to share and be mindful of other Scouts waiting for their turn to hit the water.
