Description of property An immaculate three/four bedroom family house in an elevated position providing far reaching views of St. Austell bay, rolling countryside over the Luxulyan valley and The Austen Engine House, which is part of the adjacent World Heritage site. The house has been built to a high standard to with modern building techniques although it does have a period exterior look. It was completed in 2006. The Cottage offers provides a useful income or could be used for guests or dependent relatives. To the side of the house there is a sun patio which takes in the views of rolling countryside out towards the sea to one side, and to the other there are stunning views overlooking the Luxulyan Valley. The house is accessed via its own double gates which lead to a large parking area, surrounded by stone walling and railing. This area also houses two outbuildings, the tank house and the borehole pump room/wet room. Situation Travel: The motorway road network as far as Exeter and then either the A30 (via Bodmin) or A38 (via Plymouth) makes Penpillick a very accessible. Regular Intercity rail services from Par, Bodmin and Plymouth. Sailing: Fowey is the perfect cruising base from which to explore the Channel Islands and beautiful harbours and creeks of the West Country. Shopping: There are excellent facilities at St Austell and Bodmin both with large supermarkets and banks. Fowey has a selection of boutique/independent shops and some great places to eat. Make 1 seat from the 3 wards of Tywardreath and Par Parish Council + St Blazey North ward (estimated at 5439 electors in 2023). Make a 2nd seat from St Blazey South ward + both wards of Carlyon parish + Charlestown ward of St Austell Bay parish (estimated at 4650 electors in 2023). Carlyon Bay is hardly separate from St Blazey, it makes no sense having a dividing line down Par Moor Road. Charlestown has links with St Blazey Gate - they now have the same vicar and the buses from St Blazey go through there. Some adjustment would probably have to be made as to where the line is drawn between the St Blazey parish wards - either ABN2 or 3 might have to be moved into St Blazey South to even up the numbers for each Cornwall Council seat.     GEOLOGICAL ISSUES 1.1. This proposed development has caused great unease and concern from the very beginning. The early announcements, at times, quite often seemed to strain scientific logic. 1.2. This unease led to a detailed study of the documents submitted by the developers and their consultants. 1.3. The documents which were made available intensified my opinion that the basis on which the sea defences were proposed is flawed. 1.4. The much vaunted sea defences are based on very little local, long term data. Further, there is very little in the technical literature which covers this type of large scale development. 1.5. It is acknowledged by all the consultants and their advisors that this sandy beach has very special and unique make up. The sandy bays here are the result of man‟s mining activity. The sand is derived from the mining of the china clay and is a mining waste material. 1.6. The mining of china clay is a hydraulic mining operation where water is directed at the kaolinised granite surface. 1.7. The water jet disaggregates the kaolinsed granite putting the clay into suspension and the sand fraction scalped away. The make up of the granite enables the sand fraction to be freed very easily. 1.8. Before the era of environmental concerns, the surplus and unwanted waste materials were flushed away down the local water courses. A number of the local beaches are made up of various types of mining waste from a variety of sources. 1.9. The beach at Carlyon Bay is a very new beach.

    Extract from Pigot’s Directory of Cornwall, 1830 (pages 151-152) Lostwithiel A small market town, borough and parish, is in the east division of Powder hundred; 236 miles from London, 63 from Exeter, and six from Bodmin. The town is situated in a very pleasant valley, and on the banks of the river Fowey, which is navigable at high water, for barges, as high as the bridge here. Lostwithiel is a town of considerable antiquity; the dukes of Cornwall formerly had a palace here, the external walls of which are still standing, and form part of a building for the security of prisoners brought here for trial at the sessions, holden at Midsummer and Christmas; it is also one of the original coinage towns, though no coinages have of late years taken place in it. The charter making this a corporate town is of very remote date; the corporation consists of a mayor, six capital burgesses, and 17 assistants or common councilmen; and the right of electing the members of parliament belongs to these 24 persons; the mayor is the returning officer; the present representatives are, Lord Valletort and the Hon. E. Cust. As regards trade, this may be considered a thriving and still improving little town; there are extensive tan-yards, good woolstapling concerns, and very considerable business is transacted in coal and timber; a great quantity of lime is also burnt here, and disseminated through the neighbouring country for manure. The church, which is dedicated to St Bartholomew, and situated in the centre of the town, is much admired for its beautiful Gothic tower and elegant spire.
