On April 5, 2016, Historic and Environmental Preservation Board (HEPB) member Lynn Lewis directed Preservation Office staff to prepare a preliminary designation report for the Babylon Apartments, located at 240 SE 14th Street. The purpose of this report is to establish if there is sufficient evidence to warrant a more thorough investigation about the significance of this structure. THE PROPERTY: The Babylon is located within the lower section of Brickell in an area called Point View. Point View is located between SE 14th Street and SE 15th Road and is comprised of two semi-circular roads that form an inner and outer ring that each start at Brickell Avenue, then swing out towards the bay and return back to Brickell Avenue. Around the outer ring at the circular edge, the lots are all irregularly shaped. This irregularity allows for the structures on these parcels to be placed at an angle that provides unique and advantageous views from the units within. Acting as a primary focal point of the structure is the front façade, a stair-stepped two-dimensional wall plane constructed of concrete block that is coated in stucco, and painted a vivid red color. This façade is referred to as a “ziggurat” and it is stated that it is “reminiscent of many Dutch 17th century facades” in the text description within the catalogue produced for an exhibition of Arquitectonica’s work between 1977 and 1984. -

When the transfer is completed, the City will become responsible for owning, operating and maintaining Brickell Avenue within the limits of the transfer. This public hearing is being conducted to give interested persons an opportunity to express their views concerning the location, social, economic and environmental effects of the proposed transfer. FIU eFolio S’2018 INTRODUCTION STUDENTS EVENTS STUDY ABROAD FACULTY ALUMNI INTRODUCTION I am pleased to write that this is the tenth issue of eFolio! This e-magazine began in the Fall of 2013, the year our spring graduates began their masters, providing them with a complete record of the events and accomplishments of the department during their time here at FIU. As in years past, this issue documents the terminal studios of the Master of Architecture, the Master’s Project. The Master’s Project Final Jury is a very special day for the department. As a collective event, it brings together students, faculty, outside academics and professionals, friends and families. Each year, the department offers seven diverse Master’s Project studios and brings them together for a day of reviews. It is a moment of great pluralism and collegiality. This year was particularly satisfying as it ushered in two new events. The first was the inclusion of our inaugural Genoa Master’s Project Studio lead by Senior Instructor Eric Peterson. We held our juries for the third year in a row at our Miami Beach Urban Studios (MBUS) and included a live feed from the Convento di Santa Maria di Castello, Genova allowing for our first intercontinental Master’s Project final review. In the evening, we held our second new event, the Master’s Project Super Jury. The jury began at 6:00pm (midnight for our Genoa studio) with the top students from each of our seven studios presenting. The jury then provided feedback and selected a Super Jury First Prize winner. -

BLOCK55 SAWYER’S LANDING Block 55 is the latest development by Swerdlow Group, a 1 million square foot mixed-use property. Block 55 will off er ±355,000 SF of retail space, approximately 1,050 parking spaces and 506 apartment units. Target will anchor the ground fl oor with a full service Starbucks and CVS pharmacy within its space. Additional co-tenants will include a health club, a grocer, multiple apparel concepts and hard goods. The fi rst fl oor will also feature restaurants with outdoor seating along Sawyer’s Walk, a block-long dedicated park on the north side of the project. The parking garage was designed to provide customers with the most effi cient shopping experience possible, located close to the street and low in the structure to allow themto exit their vehicles quickly and use multiple vertical transportation points to access the retail doors. The residential component will feature one- and two-bedroom apartments HIGLIGHTS that are roughly 626 and 940 sf respectively. Residents will have a private pool and clubhouse on top of the retail podium. The project is designed by Arquitectonica, a world-renowned architecture fi rm headquartered in Miami. The developer of the project is Swerdlow Group, a major South Florida developer with over 40 years of experience. The general contractor is expected to be John Moriarty & Associates of Boston. John Moriarty recently completed the Brickell City Centre, a large urban mixed-use development located due south of Block 55. Construction is anticipated to begin in March 2020. Retail construction will take 24 months to complete, with the residential component being completed six months later. -

The philosophy behind GEO’s landscape architecture is based on the principle of preserving a location’s geographic character – the entire combination of natural and human attributes that make one place distinct from another. The GEO team is Led by Laurinda Spear, George Fogg, and Margarita Blanco, and our designs are developed and produced in the firm’s headquarters in Miami. The design team is trained as both architects and landscape architects. Thus, GEO has a unique perspective on the relationship between the natural and built environment. We are also supported by a group of specialized urban planners, horticulturists and designers specifically assembled for each project.
