Set on 0.62 acres, the property is very well maintained, and alterations have been limited to the rooftop (cell towers), and interior changes to individual units. No alterations have impacted the building's exterior, as window washing equipment (1991); antennas (1998, 2000, 2001, 2002, 2011 & 2013); and cabinets were limited to the building's rooftop. An addition to the penthouse condo (1991); replacement and extension of the guardrail (1991); construction of a trellis with Lexan inserts (2010); and a window change (2010), were limited to the penthouse and penthouse terrace, and are relatively invisible from the street view. Incorporating elements of primarily Contemporary, with some International, the building was designed by a noted Modernist Architect. The property has not been determined to exemplify or reflect special elements of community development under Criterion A. The building is identified with persons or events significant in local history, namely renowned Architect William Krisel-the building's designer-and meets the criteria for significant persons under Criterion B. The building does, embody distinctive characteristics of a style (Modernism), and therefore qualifies under Criterion C. The building was designed by celebrated Modernist, Architect William Krisel, and may qualify under Criterion D if the HRB/City determines Krisel is a "Master Architect." Building Description The subject property is a 17-story, plus underground parking condominium building located at the northwest portion of Balboa Park. Historically known as "Del Prado," the building was completed in 1973 and designed by distinguished Architect William Krise!. Krise! incorporated Modernist components of both Contemporary and International subtypes. The building's architecture and towering height makes it an icon in the Hillcrest neighborhood of San Diego. Situated on the highest hill in the area, the building rises approximately 500 feet above sea level. Rectangular shaped and sheathed in stucco, the tower structure is set atop a two-story podium that includes the lobby area and parking. The third-story includes an outdoor patio, community room and other tenant facilities (Photos #1 & 2). There are only five apartments on each floor, with 8' high ceilings and walls of glass that maximize views. Anodized bronze window frames with bronze-tinted glass help to screen out glare and the sun's rays. South Farade The primary, or south fai;:ade overlooks downtown San Diego and the Coronado Bridge beyond (Photo #3). Vehicular access at the southwest corner is two-fold; via a ramp that crosses the sidewalk and runs to the second floor, and additionally; there is a double-width garage door on the front fai;:ade (Photos #4 & 5). A recessed entry allows pedestrian access to the building, with an overhang that displays the "Six Hundred Sixty Six" address sign. A textured molding surrounds the entryway where the first-floor walls and second-story overhang meet (Photos #6 & 7). An abundance of square, non-recessed light fixtures illuminate the lobby exterior (Photo #8). Metal frames the paired, glass entry doors, which are flanked by large, fixed-pane fenestration, and structural supports. Two additional structural supports of reinforced concrete are located curbside (See #6 & 7). Expansion joints are found in the supports, and other areas of the building and appear to be original. 1 Adjacent to the entrance is a plaque, with a quotation attributed to the building's architect-William Krisel (Photo #9). A second garage door is located at the southeast corner (See #7). Mature landscaping includes a smattering of palms and potted plants (See #4, 5 & 10). Above, and to the rear of the entrance is the two-story, plus basement parking podium. The structure is punctuated by decorative grilles that both enhance and screen the garage (See #2 & 4). Atop the podium, on the third floor, is located the outdoor patio and communal facilities (Photos #11 & 12). From the fourth floor and upward are the residential units. Bands of metal-reinforced white stucco separate both vertically and horizontally, and belt courses protrude between floors (Photos #13 & 14). The tower is comprised of seventeen stories-there is no "13th,, floor, and includes the penthouse, or floor "18". The two east and two west openings on the south fai;:ade of the residential tower enjoy outdoor patios, while the remaining fenestration consists of square openings. Windows in these openings are 2:2, with large, sliding glass windows above, and smaller, fixed panes below. The penthouse level is further recessed from the tower and surrounded by guardrail and acrylic safety inserts (See #13 & 14). 1 No permits were found that would indicate there was exterior retrofit work done after the building was completed.
