Ref: LCAA1820 Ref: LCAA6499 £685,000 The Owls House, Pill Lane, Feock, Nr. Truro, South Cornwall FREEHOLD Located on one of south Cornwall’s most prestigious roads, a glamorous 3 bedroomed, 2 bathroomed semi-detached south west facing house of exemplary quality, with boathouse accommodation and direct waterfrontage to the head of Pill Creek. The house and its grounds have been subject to extensive refurbishment to the highest possible standards creating a wonderful main or second home with access via the creek to the sailing waters of the Carrick Roads and only 4 miles from Truro. 2 Ref: LCAA6499 SUMMARY OF ACCOMMODATION Ground Floor: entrance hall, reception hall with cloaks area, bespoke fitted kitchen/dining room, lounge, wc, utility/boiler room. First Floor: galleried landing, master and guest bedrooms with huge bay windows, third bedroom, 2 highly specified bath/shower rooms. Outside: boathouse accommodation with shower room, generous parking, part covered marble terrace above the creek, small level lawns at the top and bottom of the garden separated by splendid well stocked banks with lit paths leading down to the waterfrontage. Right to moor a boat near the head of the creek and store two boats on land closer to deeper water. DESCRIPTION The Owls House is found in an extremely desirable location, a short way along Pill Lane on the water fronting south west facing side with its garden descending to the head of the creek. The house, its boathouse and grounds have all been subject to a tremendous amount of 3 Ref: LCAA6499 work over the past few years and now offer an extremely stylish, highly specified and eco sensitive house that still retains its period style with two huge square bays over two storeys. The outlook from the house and its upper gardens there are glimpses of the creek below but the outlook is also captivating as it is across the tree canopy to further ancient broad woodland on the opposite shore. Solar water heating and photovoltaic electricity producing panels combine with a biomass boiler, underfloor heating, thick wall insulation and underfloor heating to create a very low cost home to run. The heating warms polished tumbled marble flooring on the ground floor where there is a kitchen/dining room with bespoke units under black granite worktops and a broad lounge to the front both enjoying the large box bays. The lounge also opens out onto a tumbled marble terrace with a glass balustrade and a glass veranda. An attractive entrance hall opens to a long reception hall with a cloaks area to one side, a new staircase with a glass balustrade rising to the first floor and doors into a contemporary wc and the boiler/utility room along the rear. On the first floor both of the two large principal bedrooms also have sit in box bays looking down to the creek and the main bedroom also has fitted 4 Ref: LCAA6499 wardrobes along two walls. These two and a third bedroom share two excellent monochrome slate and white bath/shower rooms fitted with brand name sanitary and brassware. The grounds have been landscaped creating driveway parking for up to 5 cars, the aforementioned marble terrace, a small lawn edged with flowering beds and then paths with integrated lighting descend through lush specimen stocked foliage down to a further grass plateau beside the creek. From here one can launch a small boat at high tide but The Owls House also comes with the right to moor a boat and store two onshore a little further down the creek on the opposite side just a short walk away and this is held on a lease. Also at the creek edge is a renovated boathouse which has been used as overflow accommodation with its own shower room. In addition, planning permission was granted in 2007 under reference PA07/1404/09/R for an extension to the house and the creation of a garage and summerhouse so it may be possible to re-apply for planning if one wished to expand upon the accommodation. LOCATION Pill Creek is a wonderful and idyllic inlet off the Carrick Roads with only a limited number of houses ever having been constructed on or near the creek itself. Pill Creek is within the exclusive village of Feock, which has long been regarded as an immensely sought after address close to sailing waters and the cathedral city of Truro on the south coast of Cornwall. The Owls House is ideally positioned between Truro, the famous Port of Falmouth and various locations where it is possible to moor deep keeled yachts. Pill Creek and the nearby Restronguet Creek are tranquil and beautiful environments with enchanting creekside walks in the immediate area and at the gardens of the National Trust 5 Ref: LCAA6499 owned Trelissick Estate, which is believed to have built the original cottage on this site. The King Harry Ferry, about 1½ miles away at Trelissick, brings the Roseland Peninsula so much nearer enabling very easy visits to the picturesque hamlet of Philleigh and the upmarket sailing village of St Mawes. Truro is about 4 miles away and is the main commercial, administrative, legal and retailing centre of Cornwall and offers schooling for all ages, together with highly regarded private educational facilities. Truro has a station on the Penzance to Paddington main line with London being around 4½ hours away. The Owls House is likely to be of particular interest to sailing enthusiasts, but will also appeal to those who will enjoy this gorgeous setting and will appreciate its ready access to Truro, Falmouth and the soft countryside around south Cornwall. • Roseland Neighbourhood Development Plan
THE ROSELAND PLAN OUR ROSELAND - OUR FUTURE www.roselandplan.org [email protected] Roseland Neighbourhood Development Plan Our Plan for the Period 2015 - 2030 Produced by the Roseland Neighbourhood Development Plan Steering Group May 2015 Statement of General Conformity with the Cornwall Local Plan – Strategic Policies, 2016 Following the Adoption of the Cornwall Local Plan: Strategic Policies (CLP) on 22nd November 2016, any Neighbourhood Development Plan ‘made’ prior to that date has been checked against the policies of the CLP for general conformity. The full report may be viewed at www.cornwall.gov.uk The Roseland Peninsula NDP has been assessed to determine whether any of its policies would be in conflict with the policies of the Cornwall Local Plan. In the case of the Roseland Peninsula NDP it was concluded that two policies of the NDP are out of general conformity with the CLP. These are Policies HO3 (Re-use of redundant buildings) and Policy HO4 (new affordable housing). They are not in general conformity because they require affordable housing to be provided below the new thresholds set out in national guidance and the adopted CLP (2016). All other policies of the plan remain in general conformity with the CLP 2016 and should be used in determining planning applications in the NDP area. Details are set out below of the conformity issue on HO3 and HO4 and how we propose that the policies will continue to be used: HO3 – Re-use of redundant buildings Part of this policy is no longer in conformity with Policy 8 of the CLP or National Policy as it is affecting proposals below the required threshold for provision of affordable housing or contributions towards the provision of affordable housing.

Study 4978 Cornwall OnLine Census Project, 1891 This document was supplied by the depositor and has been modified by AHDS History Introduction THIS STUDY contains our [Cornwall Online Census Project] transcript of the 1891 census returns for Cornwall. It has been transcribed, checked and validated by the volunteers of the Cornwall Online Census Project, the Cornish arm of the Free Census project. The original records are held by The National Archives and this transcription is done with their permission. Image copies of the original returns can be viewed on film, fiche or CDROM from commercial suppliers and at many research facilities around the world. This study contains a full transcription of the 1891 census returns for Cornwall—a snapshot of the people and places of Cornwall on the night of April 5th, 1891. The file names are the PRO piece number code (without punctuation). About UK Census Returns About Free Census (FreeCEN) was started early in 2000 with a pilot project for the 1891 census returns for Devon. The aim of Free Census is to transcribe all the UK 19th century census returns. It is part of FreeUKGEN and is a sister project to FreeBMD and FreeREG. The intention is that all three of the UK primary sources for the family historian will be online and “free to view.” Six months after the Devon project started, the Cornwall 1891 commenced. Most English and Welsh counties are now covered for the 1891, with the Scottish projects concentrating on the 1841. There are several English 1861 projects, using commercially produced discs and two English 1841 projects, including Cornwall.
