UOL TO PREVIEW CLAVON IN CLEMENTI

• More than half of the 640-unit development priced below $1.5 million, with one-bedroom unit starting from $800,000, two-bedroom unit from $1 million • Strategically located near education cluster, one-north, Lake District • Holistic home design where work and living co-exist

Singapore, 25 November 2020 – UOL Group Limited (UOL) will open its latest residential development for private preview on 28 November 2020. Clavon (悦文荟) along Clementi Avenue 1 integrates work and living trends and features flexible spaces, smart home amenities and technology solutions for a safe living environment.

The 640-unit condominium comprises two 37-storey towers in a north-south orientation that maximises unblocked views of the surrounding area. The landscape design capitalises on the sloping terrain of the site by introducing a series of terraced landscape decks to create infinity pool views and gardens.

An 80:20 joint venture between UOL and subsidiary United Industrial Corporation Limited, Clavon comprises a mix of one- to five-bedroom units ranging from 527 sq ft to 1,690 sq ft. About 56% or 356 units at the development are one- and two-bedroom units sized between 527 sq ft and 764 sq ft.

The units are attractively priced, with more than half of the 640-unit development priced below $1.5 million. One-bedroom unit start from $800,000; two-bedroom unit from $1 million; three-bedroom unit from $1.45 million; four-bedroom unit from $1.9 million; and five- bedroom unit from $2.5 million.

UOL Chief Investment and Asset Officer Jesline Goh said: “We are launching Clavon at a time when The Tre Ver and Amber45 are almost sold out, while Avenue South Residence at the doorstep of the Greater Southern Waterfront has moved close to 600 units or about 55% within 15 months of its launch. Given its strong product positioning and attractive starting prices, Clavon will be the aspirational home for buyers who appreciate its location in the heart of Clementi, near the education hub, one-north and the District. In fact, we have already received a healthy level of enquiries for the launch.”

All the units feature flexible spaces and layouts designed to cater to the trend of remote working. For instance, the one-bedroom units incorporate an attached study for home-office use while the three-bedroom units come with flexible space that can be adapted for a variety of uses including home office, study area or workout corner.

The integrated gym and co-working space within the clubhouse, which is the first-of- its-kind for a residential development in , will showcase work pods which allow buyers to enjoy the privacy of video conferencing or the flexibility for quiet work or study time. There will be a host of thoughtfully curated facilities including three themed function rooms for entertaining guests, a 50-metre infinity pool, waterplay area and children’s playground.

To ensure a safe living environment, Clavon will also be deploying technology solutions in the lifts, such as UV tubes to purify the air and self-disinfectant coatings on lift

buttons and handrails. Smart home features will also be incorporated into all the units for seamless convenience.

The development is located near Singapore’s education hub – the Kent Ridge cluster of tertiary institutions including the National University of Singapore (NUS) and the Yale- NUS College, as well as NUS High School of Mathematics and Science, Nan Hua High School, Anglo-Chinese School (Independent), Singapore Polytechnic, Anglo-Chinese Junior College, Trust School, United World College of South East Asia (Dover Campus), Fairfield Methodist Primary School and Nan Hua Primary School.

Clavon is in the vicinity of the one-north district – a growing hub of education, research and business, and the , which is shaping up to be Singapore’s second Central Business District.
