Blacksmith's Yard Blacksmith’s Yard Walsingham Road, Burnham Thorpe, Norfolk PE31 8HL Beautiful North Norfolk Situated in the heart of the beautiful North Norfolk village of Burnham Thorpe, a village that is nationally revered as the birthplace of Admiral Lord Nelson, Blacksmith’s Yard is an elegant development of just two individually designed and immaculately finished, detached, three bedroom houses. Horatio Nelson was born in the village, the son of the local vicar and, although the original Rectory was demolished and rebuilt during Nelson’s lifetime, there is now a blue plaque to mark the location. In terms of village amenities, as well as a village hall, at the centre of the village is a large green with an extensive children’s play area and the River Burn bubbling along its southern side. Opposite the green is a large and very old pub originally called The Plough, but in 1798 it changed its name to The Lord Nelson in honour of Nelson’s historic victory at The Battle of the Nile (and it was used by Lord Nelson to host large parties for the villagers when he returned to the village on leave). The pub is owned by Holkham and has recently undergone a huge programme of refurbishment and at the time of writing it is anticipated that it will once again welcome customers back in time for Easter 2021. As well as being only a short distance from all the shops, boutiques and restaurants of Burnham Market, Blacksmith’s Yard is just over two miles to the south of the popular sailing village of Burnham Overy Staithe and just under five miles from Holkham beach, all easy and pretty walks or cycle rides. Upon entering the house you are greeted by a large and welcoming dining hall with double doors through to the central hallway off which lead all the principal rooms. There is a front to rear sitting room with an elegant red brick fireplace with oaked mantel making it warm and cosy in the winter time as well as French doors out to the south facing garden making it light and bright in summer. At the back of the house is a large kitchen, breakfast and family room that has the wonderful feature of a full size, walk in pantry as well as also having French doors out to the garden. Also on the ground floor is a separate utility room, a guest WC, a side door and finally, what has become essential in every home, a home office or snug. Upstairs all three bedrooms are incredibly generous and all three have en-suites. To the front, both bedroom suites have views over the village green with one having an en-suite bathroom with a sumptuous roll top bath whilst the other has a walk through dressing area and en-suite shower room. The third bedroom is at the back and is the largest of the three with an equally proportioned en-suite shower room. Outside, and to the rear, the garden is almost entirely south facing, enclosed and mostly laid to lawn but with a large Indian Stone patio area that seamlessly links the kitchen family room with the sitting room and is perfect for al fresco entertaining. The property has two covered parking bays as well as two further outdoor spaces, so ample space for boat storage should you need. It is also covered by a “vital signs” performance indicator. In March 2017, EDT Committee agreed to continue the programme using £300,000 of the highway improvements budget to fund up to 50% of each bid, with consideration of increased contributions for parish councils with incomes below £2,000. Additionally on 19 January 2018 the committee agreed to boost this provisional by £25,000 for the next 4- years utilising some of the additional £20m investment from our members in highways. Executive summary This report sets out the proposed parish partnership programme for 2018/19 following analysis and review of the applications submitted. Recommendations EDT Committee is asked to: 1. Approve all bids listed in Appendix B for inclusion in the Parish Partnership Programme for 2018/19. 1. Background 1.1. The Parish Partnership Scheme began in September 2011, when Parish and Town Councils were invited to submit bids for local highway improvements, with the County Council initially funding up to 50% of bid costs. Funding is therefore targeted to meet needs identified at a local level and helps us to support and promote our role in enabling communities. 1.2. The programme has been well received by Parish/Town Councils and members and feedback has been very positive from communities.

    THE SANDRINGHAM ROYAL ESTATE It will be noticed that no public rights of way have been claimed across land comprising the Sandringham Royal Estate. As this is a private estate of Her Majesty the Queen it was mistakenly omitted from inclusion in the original survey of the definitive map and statement due to the belief that the estate was exempt from the provisions of the National Parks and Access to the Countryside Act 1949 as Crown Land. The Sandringham Royal Estate does not in fact qualify as Crown Land as a private estate of Her Majesty the Queen. All public rights of way within the Estate have, therefore, been mistakenly excluded from this survey. Starts from the Barmer-South Creake Road and runs south eastwards for approximately 330 yards, then bears more easterly running through Manor Ling Wood to the parish boundary where it joins Syderstone Restricted Byway No. 4.
