Seller Insight This large and hugely characterful period home enjoys a superb location within the charming village of Pailton. “When we began looking for a new home just over eight years ago there were two things that came top of our wish list: number one was to find a large family home within a village, and number two was to find a location that would reduce my husband’s journey time into work,” says Emma. “Every time I entered an Internet search, this house would pop up, but it was in a location that would slightly increase my husband’s commute so he was reluctant to take a look. In the end I managed to persuade him and the first thing he said when we left the viewing was ‘that’s our house’. We both immediately fell in love with it and it’s been such a happy home.” “It was the rustic charm of the place that I was drawn to, but it did need quite a bit of work and so over time we’ve done a huge amount to it. We’ve added new oak floors and doors, the kitchen was refurbished just four months ago, and we’ve also updated the bathroom and installed a Megaflow system, which is really efficient. We didn’t intend to do quite so much and I have to say that I was a little concerned that we were in danger of taking away that charm that I fell for, but everyone who comes to visit says how lovely it is, and because we’ve retained features such as the beautiful beams and exposed timbers it still has a huge amount of character. I’d say we’ve managed to achieve a perfect balance between old and new.” “The garden was professionally landscaped before we moved to the house, so it’s been very well designed,” continues Emma. “It’s arranged over different levels so there are places to sit, places to eat and a pretty pond area. It was all quite overgrown when we came here so we’ve gradually cleared it out and opened up the space, and it’s now a very private and very peaceful place to relax and entertain.” “One of my favourite rooms would have to be the lounge. It’s triple aspect, so very light and bright, and it has French doors that open onto the garden so in the summer we can enjoy inside/ outside living. It also has a large fireplace with a log-burning stove, so when it’s cold and miserable outside we can create a really cosy atmosphere.” “Pailton is a beautiful little village and it has such a friendly community; when we moved here we were given so many bunches of flowers, bottles of wine and lovely cards. The immediate surroundings are quite rural, but it’s also a very convenient place. We can be in Rugby or Lutterworth in around ten minutes, Coventry in around twenty or Leicester in half an hour.” “Out in the garden we have a lovely little coach house that’s been converted into a fabulous entertaining space. We have settees and a dining table in there, so we can fire up the BBQ and we have a lovely sheltered place to eat and drink with family and friends.” “I’ll miss the house because it’s been the perfect family home, but I’ll also miss all of the wonderful people that we’ve met while living here,” says Emma. “We need to downsize and the house needs a new family to fill it, but if we can find somewhere else in the village that’s slightly smaller, I’d be over the moon.” * These comments are the personal views of the current owner and are included as an insight into life at the property.
