Project Updates • Curb Stop Installation. Public Works staff worked this week to install low-profile curb stops along the 300 block of West Woodard. The height of the curb and sidewalk along the north side of the street meant that drivers could potentially damage their car when pulling into the parking spaces. The new low-profile curb stops will not catch the front end of cars and have been attached to the brick with an epoxy adhesive to minimize damage done to the bricks. The reflective striping and repainted lines are easily seen from different angles and vehicle heights.

• THF Park Birthday Bash. The 3rd annual THF Park Birthday Bash earlier this month was a splash…literally! Almost 2,000 people attended and enjoyed all the fun activities. Parks & Recreation staff organized the event and had something for everyone: water slides, bounce houses, rock climbing, laser tag, a petting zoo, and carnival style games and more. The touch-a-truck event included vehicles from Denison Fire Rescue, Denison Police Department, Public Works, and Grayson County, with operators to answer questions and show off each vehicle’s special features. Several area families shared that it was their first time at the Park! Staff hopes to see everyone return and enjoy the community amenity throughout the year.

Growing a Quality Denison An overview of development activity that took place this week. Building Department o Building Permits issued this week: 50 total • Single-family home permits: 3 • Residential duplex: 0 • Residential renovation: 3 • Residential demolition: 0 • Certificates of Occupancy issued: 3 . 422 West Main Street Hey Sugar LLC . 420 South Crocket Avenue Linen . 4006 Texoma Parkway Gospel Holy Temple Church • Commercial permits: 0 • Commercial demolition: 0 o 61 Permits are currently in review in various departments, including Building, Planning, Public Works, and Fire.

*Please note that as of June 25, 2021, the number of New Single Family permits no longer includes duplexes.

Planning Department o Layne Drive – Staff met with a developer who wishes to pursue an 11-lot duplex subdivision along Layne Drive, near Layne Cemetery. The developer has indicated they will review development regulations and move forward with submitting a plat and civil engineering plans. o 731 West Munson – Staff met with the building owner and proprietor of a future panaderia bakery at the subject property. Staff anticipates receiving a paving/parking plan for the site soon. o Ray Drive and Bond Street – Staff met with a prospective developer wishing to move forward with a multiphase single family residential development. The developer will pursue a Planned Development Zoning District to a neighborhood with approximately 200 housing units of varying lot sizes. A zoning application is the next step for the project. o Blue Bonnet Drive – Staff met with a prospective developer wishing to create a single-family detached residential Planned Development on a 4.16-acre tract. Staff anticipates additional information from the developer. o The Site Plan and Final Plat for a future Chick-Fil-A along FM 120 was approved by the Planning and Zoning Commission at their August 24, 2021 Regular Meeting.
