Keney Park Golf Course - Hole 6 Approach

“Great golf courses are built in the field.”

Project Selection

We have a simple philosophy of quality over quantity. Dusenberry Design only takes on a limited number of high quality clients and projects each year. This allows us to focus on delivering exceptional service and creativity for each client.

Project Delivery

Great golf courses are built in the field. Dusenberry Design dedicates extensive time from design partners on-site during construction. Our team manages the construction of the project and executes the shaping of the features. Our 60-plus years of combined experience has indicated the only way to get creative and sophisticated design ideas from paper to the field is hands-on involvement during each stage of construction.

Timeless Architecture

Dusenberry Design draws inspiration from classic design principles and some of our favorite golf experiences in similar environments and settings around the world. An era when importance was placed on character, aesthetics, and strategic design principles; not on length, difficulty, and penal design. Our team takes that inspiration and crafts a unique design concept for each project.

Sandhill Crane Golf Club - Hole 7 Approach

Focus on User Experience

The user experience is simply the interaction that a person has with the development and the golf course from arrival to exit. We provide professional services beyond the standard golf course design deliverables. Our team is involved in land planning, site design, and the details that have a significant impact on the guest or golfer experience. This separates Dusenberry Design from others in the industry and is critical to achieving our goal of creating unique and exceptional experiences for our clients.

Team Approach & Collaboration

All of our design team members are involved in each project in a significant manner. We believe strongly that collaboration and exchange of ideas by our team members and client results in a more creative, unique, and character filled finished product.

Environmental Sustainability

The golf course field of play is part of a larger ecosystem with opportunities to protect, conserve, and regenerate desirable and valuable habitat. Dusenberry Design combines best practices in planning, design and construction to ensure a sustainable environment for the long term operations and maintenance of the golf course.

Keney Park Golf Course - Hole 8 Approach

Adopt Strategic Design Principles

• Emphasize variety and character over length and difficulty. • Provide room to play but preferred position to score. • Accept that there is more strategy in wide fairways with creative approaches and green complexes. • Reject the idea that there is one correct way to play a hole. Interesting holes provide many lines of play, not one path from tee to green. • Consider pace of play. • Reduce and limit use of long rough grass as a hazard. • Well-designed holes and features indicate strategy that is not always obvious, but often revealed through repeat play. • Encourage walking. • Visible hazards and targets. • Emphasize ground contours and allow for running shots in the approach and green surrounds. • Encourage firm turf conditions to allow the ball to roll. • Aesthetics matter and greatly affect player experience and enjoyment.

Cornerstone Club - Short Course Approach

Maintenance Philosophy

The golf course maintenance team are preparing a surface for the playing of a sport. This surface is firm ideally and allows the golf ball to roll. This has many advantages; • It improves the playing experience by allowing the ball to bounce and roll. This is particularly important for the high handicap golfers that tend to hit the ball lower. The average golfer or below average golfer represents 99% of golfers who keep a handicap. So their enjoyment is only increased by allowing more roll on the drives and allowing a way to bounce and roll approach shots in to the green. • Conversely, firm and fast conditions can challenge the 1% of golfers (below 5 handicap) by requiring shot- making and thought. These golfers cannot simply play point to point golf, rather they must consider shots that roll and bounce and add an element of chance. Firm bouncy turf is the rare condition that benefits the 99% by adding enjoyment and fun to the game but also challenges the low handicap golfer. • Firm and fast approach to turfgrass maintenance is environmentally beneficial as less irrigation water is applied to the turfgrass and typically lower inputs of fertilizer, herbicides, and pesticides are applied.

Not all sites are sand based so delivering dry and firm conditions can be challenging. However, the “firm and fast” approach and philosophy delivers; • superior playing surface • more fun and enjoyment for golfers • better for the environment • cost effective

Cornerstone Club - Hole 18 Renovate & Restore

Approach & Process

Dusenberry Design starts the process of planning a renovation or restoration by listening to the client. We then collaborate to establish clear and achievable goals that are translated into a Course Improvement Plan. This plan is then executed in phases or as part of a large single project.

All of the decisions made during this process are focused on improving the golf experience. This ranges from improvements in playing conditions and aesthetics to variety and strategy. Dusenberry Design works with our clients to establish a unique design concept for each project with a strong sense of place. Our approach puts emphasis on a creating a golf experience that is enjoyable, memorable, and filled with character, variety, and interest.

Course Audit

The first step in the Dusenberry Design process is conducting a Course Audit. The audit begins with a listening period. This process recognizes that any successful renovation project considers the needs of users and is essential to achieving stakeholder support, funding, and approvals.

• Listening Period • Collection of Technical Information • On-Site Workshop - Visioning • Evaluation • Recommended Program of Improvements

Dusenberry Design Renovate & Restore

Renovation

Dusenberry Design approaches each project with a specific methodology and design process. It is not arbitrary or random, rather, the recommendations for any renovation are the result of careful evaluation and considerations. This starts with a Course Audit and results in a Course Improvement Plan. This plan then guides improvements to the facility in phases or as part of a larger single project.

Refinement

Through our initial Course Audit with the client, the scope of work for the project is defined along with the project goals. Many times this process reveals that a refinement to course features and layout is all that is needed. This is a lighter touch in terms of disturbance and cost, but can have a trans-formative result for improved strategy and aesthetics, and overall player enjoyment.

Restoration

Golf course projects with historical significance through tournaments or design pedigree deserve special consideration. Dusenberry Design takes a site sensitive approach to historic golf course renovation by aiming to restore the sensibilities of classic “golden age” design strategy, intent, and aesthetics while adapting to existing site conditions and advancements in agronomy and technology.

Keney Park Golf Course - Hole 17 Golf & Development

Project Audit & Feasibility

Our expertise is in the planning, design, and construction of golf courses and developments in diverse markets, sites, and products with experience on over 60 projects on 6 continents. Our clients are able to utilize our expert advice in determining the feasibility of a project during the initial stages of site selection, budgeting, and concept design.

Land Planning

Our approach to planning and design is one of balance. Balance between high-quality user experience in land development and high-quality open space amenities such as golf. It’s this balanced approach that ensures our clients short term profitability in sales and construction and long term sustainability in year-to-year operations and management. Our approach separates the ordinary from the exceptional developments for our clients.

Dusenberry Design Design & Build

Field Work

Dusenberry Design dedicates extensive time from design partners on-site during construction. Our team manages the construction of the project and executes the shaping of the features. Our experience has indicated the only way to get creative and sophisticated design ideas from paper to the field is hands-on involvement during each stage of construction.

We assign project managers, feature shapers, and other key personnel. Dusenberry Design recommends a hybrid approach to the client for the execution and construction of the golf course. This approach utilizes direct-hire shapers and regional or local contractors and labor.

Dusenberry Design assigns a resident architect to the project that acts as a project manager and field representative. We also place key construction personnel on each job site.

• Hands-on personal involvement during construction • Resident Architect / Project Manager • Feature Shapers • Utilize local sub-contractors and labor

Resident Architect

A resident architect is on-site full time for larger scope of work projects and is tasked with assisting in the execution of the design and construction of the golf course. Resident architect also ensures quality control, design creativity, and keeps the project on schedule and budget.

Dusenberry Design Services

Landscape Design Dusenberry Design provides landscape design services that seamlessly integrate the golf playing areas and surrounding landscape with emphasis on aesthetics and playability. Dusenberry Design selects native plant material for reduced water use, reduced disease and pest pressure, and lower maintenance costs. • Audit of existing landscape plantings & maintenance plan • Planting Plan (concept design to construction documents)

Agronomic Consulting Soil and turfgrass form the playing surface for the golf course. The decisions made during planning and construction greatly affect the outcome and playing experience of the golf course. • Consider client’s goals for appearance and playability • Evaluate existing soil and growing conditions • Evaluate water source and quality • Recommend and approve construction materials • Create pre-plant fertility program & grow-in program • Evaluate maintenance facility and equipment package

Irrigation Design Rising water costs and decreased availability make efficient and economical design of the irrigation system more important than ever. Irrigation installation is a significant infrastructure investment. Progressive design and use of cutting edge technology for water delivery will result in significant savings. Dusenberry Design utilizes specialized sub-consultants in irrigation design and water management. • Evaluate existing irrigation system • Evaluate water source, quantity, and storage • Construction documentation and field staking

Dusenberry Design Design of Experience

The golf experience is the interaction that the golfer has with the development and the golf course from arrival to exit. To ensure the best golf experience, we provide design services that are comprehensive and this is critical to achieving our goal of a unique and exceptional golf experience for our clients.

• Participate in land planning of golf and development components to ensure balanced approach. • Concept design of arrival experience to project and specifically to the golf course. • Site design of all golf interaction with development components. • Oversee concept and detail design of golf clubhouse and all golf and hospitality related development components (i.e. golf cottages, parking, service, roads, etc.)

Naming & Branding

Dusenberry Design develops naming and branding options for the golf course and development. This is a key element to delivering a bespoke and customized experience with a strong sense of place.

Site Furniture & Accessories

In an effort to provide continuity in concept and experience we specify and design all site furniture and golf accessories. The focus is on understated details that are grounded in a regional aesthetic and continue to create a sense of place.

Maintenance Brief

Dusenberry Design provides a design brief that outlines the maintenance practices and standards. It is vital that the turfgrass playing surfaces are in keeping with the intended design of the golf course and vice-versa.

Keney Park Golf Course - Hole 17 Keney Park Golf Course Hartford, Connecticut - USA

Keney Park Golf Course was built in 1927 and designed by renowned architect Devereux Emmet. This period is often referred to as the “Golden Age” of golf course architecture. A period of prolific yet unique design style that has proven to have a timeless appeal to golfers over the last century. This project combines restoration and renovation of the golf course in Emmet’s unique design style reflected in his many courses throughout the Northeast United States.

The golf course is part of a large master planned nature reserve municipal park named Keney Park. One of the first municipal public parks in the U.S. and designed by the Olmsted brothers who are also Hartford natives.

The renovation work was executed from Autumn 2014 through Autumn 2015 The renovation budget is $5.7 million USD. www.keneyparkgolfcourse.com

Dusenberry Design Cornerstone Club Ouray County/Telluride, Colorado, USA

Cornerstone Club is 4,800 acres of breath taking high-altitude terrain with 360 degree views of the surrounding peaks and alps of the West Elks, Cimarrons, and San Juans.

The first tee sits at over 9,000 feet above sea level and sets the pace for an uncommon mountain golf experience.

The golf course is not forced into steep side slopes or extreme uphill/downhill holes that plague most mountain golf course routings. Rather, the golf course was routed effortlessly on the existing terrain with a light touch on the land. Variety is really the strength of the golf experience. Golfers play through aspen forests and ravines, sagebrush meadows, and scrub oak savannah. Cornerstone Club is mountain golf re-imagined.

An 18-hole municipal golf course built in the early 1990’s. The golf course had not undergone significant renovation since original construction. The course needed updates to infrastructure such as drainage and irrigation while also updating all grass species to the newest cultivars.

Goals and objectives were established with City officials and golf course executive staff. The renovation started in June of 2013 and reopened for play in December of 2013.

The budget for renovation was established by the City at $2.5 million USD with completion of construction in 90 days.

Dusenberry Design Country Club of Farmington Farmington, Connecticut - USA

Dusenberry Design is working with green committee and membership to create a long- term improvement plan for the 1921 designed Devereux Emmett course.

The renovation will restore the character and interest of this Golden Age design. The design team is guided by a 1934 historic aerial of the property and the original 1921 Emmett master plan.

Phase 1 improvements involve “peeling” back the almost 100 years of passive and active changes to the golf course. Improvements include recapturing of fairway width, green surface, and tree management. www.farmingtoncountryclub.com

Dusenberry Design Country Club of Waterbury Waterbury, Connecticut - USA

Dusenberry Design is working with classic architecture expert, historian, and author; Dr. Bradley Klein, on the restoration of this 1928 Donald Ross designed private golf course. The intent is to embrace the classical design character of one of Donald Ross’ most distinctive works. The routing of the course remains intact with all proposed improvements protecting the original design intent, though upgraded to accommodate how those strategic elements present themselves to players of diverse skill levels.

The master improvement plan simplifies the lines of play, with mowing patterns into greens that are more linear and more expressive of the existing landforms. The plan also embraces a bunker style that is more scatter-shot in its placement a la Ross, while providing risk/ reward options. These bunkers are pulled closer into the intended line of play so that their strategic purpose is more evident and appealing. Finally, the plan calls for recapturing lost green area and shapes.
