DESCRIPTION OF PROPERTY All that piece and parcel of Land together with the superstructure thereon situated at 200 Feet Road, Ponniammanmedu, Madhavaram, Chennai, comprised in S.Nos.1353l2A and 1353128 and as per Patta T.S.Nos.6 and7, Ward D, Block No.53 situated in Madhavaram Village, Madhavaram Taluk (earlier Ambattur Taluk), Thiruvallur District, measuring a total extent of 2.10 Acres or thereabouts and bounded on the North by T.S.No.5 East by T.S.No.11 West by T.S.No.89 South by T.S.Nos.8 and 9 and situated within the Registration District of Chennai North and Sub- Registration District of Madhavaram. SRINIVASAN, 8.A., LL.B. Advocate The Property described supra is hereinafter referred to as "the Subject Property". B. PRESENT OWNERS OF THE SUBJECT PROPERTY (1) Mr L.K. Sudhish, son of late L.C. Kanniah, and (2) Mrs. S. Poornajothi (alias Sudhish Poorrnajothi), wife of Mr L.K. Sudhish, are the owners of the Subject Property. C. OWNERS' TITLE TO THE SUBJECT PROPERTY The aforesaid Mr L.K. Sudhish and Mrs. S. Poornajothi (alias Sudhish Poorrnajothi) are possessed of a good, valid and marketable title to the Subject Property. D. DOCUMENTS PRODUCED AND SCRUTTNISED Title Deeds pertaining to the Subject Property produced and scrutinised are listed in lhe "Annexure" attached herewith. E. DERIVATION OF TITLE We have perused the title deeds, as listed in the attached "Annexlrre", pertaining to the Subject Property and opine as follows: Mr C. Vidyashankar, Mr C. Vinodhkumar and Mrs C. Padma sold Agricultural Vacant Land comprised in S.No.1353 (Part) situated in Madhavaram Village, Saidapet Taluk, Chingleput District, measuring an extent of 1 Acre or thereabouts to Mr Pabbi Setty Lakshminarayana Gupta, Mr P. Jaiprakash Narayan Gupta and Mrs. P. Chandra Latha through a Deed of Sale dated 27.06.1985 registered as Document No.2218 of 1985 in the Office of the Sub- </ / 'e'{ Page 3 ot 14 N. SRINIVASAN, B.A., LL.B. Advocate Registrar, Sembiam (Doc.No.O1). After the said purchase, the aforesaid Mr Pabbi Setty Lakshminarayana Gupta, Mr P. Jaiprakash Narayan Gupta and Mrs. P. Chandra Latha became the owners of the aforesaid property. Mrs. P. Subbarathnamma, Mr P.V. Prasad, and Mrs. P. Vanitha Rani purchased Agricultural Land measuring an extent of 1.OO Acres or thereabouts comprised in R.S.No.1353 situated in Madhavaram Village, Saidapet Taluk, Chingleput District, from the aforesaid Mr C. Vidyasankar, Mr C. Vinod Kumar and Mrs C. Padma through a Deed of Sale dated 29.07.1985 registered as Document No.2657 of 1985 in the Office of the Sub-Registrar, Sembiam (Doc.No.02). After the said purchase, the said Mrs. P. Subbarathnamma, Mr P.V. Prasad, and Mrs. P. Vanitha Rani became the owners of the aforesaid property. The aforesaid Mr Pabbi Setty Lakshminarayana Gupta and two others sold Land measuring an extent of (i) a3.60 Cents or thereabouts comprised in S.No.1353 (Part) and as per Patta S.No.1353l2B (Part) situated in Madhavaram Village, Saidapet Taluk, Chengai-MGR District, to Mr V. Ravi and Mr T. Muthu through a Deed of Sale dated 18.09.1996 bearing Document No.6358 of 1996, (ii) 30.62 Cents or thereabouts comprised in S.No.1353 (Part) and as per Patta S.No.1353l2B (Part) situated in Madhavaram Village, Saidapet Taluk, Chengai-MGR District, to Mr K.C. Udayakumar Babu and four others through a Deed of Sale dated 18.09.1996 bearing Document No.6359 of 1996 and (iii) 29.78 Cents or thereabouts comprised in S.No.1353 (Part) and as per Patta S.No.1353l2B (Part) situated in Madhavaram Village, Saidapet Taluk, Chengai-MGR District, to Mrs. Kamini Kumari and four others through a Deed of Sale dated 18.09.1996 bearing Document No.6360 of 1996, all registered in the Office of the Sub-Registrar, Sembiam (Doc.Nos.03 to 05). After the aforesaid purchases of the aforesaid properties, the aforesaid Mr V. Ravi and others became the owners of their respective properties. / /4st\/ /" Page 4 of 14 N. SRINIVASAN, 8.A., LL.B. Poornajothi purchased the aforesaid properties being Vacant Land measuring a total extent of 2.10 Acres or thereabouts situated in Madhavaram Village, through six separate Sale Deeds, as detailed below, and the said Sale Deeds were registered in the Office of the Sub- Registrar, Sembiam: Doc. Poornajothi became the owners of their respective properties. Later on Mr L.K. Sudhish put up superstructure over a portion of his aforesaid property. The Zonal Deputy Tahsildar, Madhavaram, Ambattur Taluk, issued Patta bearing No.5041 in favour of the aforesaid Mr L.K: Sudhish and Mrs. S. Poornajothi for their aforesaid properties and as per the said Patta, Land measuring an extent of 0.42.0 Hectare comprised in S.No.1 353128 situated in Page 5 of 14 N. SRINIVASAN, 8.A., LL.B. Advocate No.50, Madhavaram ll village, Ambattur Taluk, Thiruvallur District (Doc.No.12). Chitta and Adangal both dated 12.12.2002 issued by the Village Administrative officer, 50, Madhavaram ll, Ambattur Taluk, reveal that the aforesaid property stands in the names of the aforesaid Mr L.K. Sudhish and Mrs. S. Poornajothi (Doc.Nos.13 and 14). The Zonal Deputy Tahsildar, Madhavaram, Ambattur Taluk, issued patta bearing No.5042 in favour of the aforesaid Mr L.K. sudhish and Mrs. s. Poornajothi for their aforesaid properties and as per the said patta, Land measuring an extent of 0.43.0 Hectare comprised in S.No.13s3t2Asituated in No.50, Madhavaram ll Village, Ambattur Taluk, Thiruvallur District (Doc.No.15). chitta and Adangal both dated 19.01.2004 issued by the Village Administrative officer, No.50, Madhavaram ll Village, Ambattur Taluk, reveal that the aforesaid property stands in the names of the aforesaid Mr L.K. Sudhish and Mrs. S. Poornajothi (Doc.Nos.1G and 17). The aforesaid Mr L.K. Sudhish and his wife Mrs. S. Poornajothi executed two separate Memorandums of Deposit of Title Deeds both dated 01.08.2007 in favour of Indian Overseas Bank, Chennai-600 002, with an intent to create an equitable mortgage in favour of the aforesaid Bank on the aforesaid properties owned by them for securing repayment to the Bank of all the amounts owing from M/s. Captain Cine Creations and the said Memorandums of Deposit of Title Deeds were registered as Document Nos.7032 and 7033 of 2007 in the office of the sub-Registrar, sembium (Doc.Nos.18 and 19). The aforesaid lndian overseas Bank executed two Receipts both dated 03.12.2009 acknowledging receipt of Rs.4,00,00,000/- each from M/s. captain cine Creations and discharging the aforesaid Memorandums of Deposit of Tile Deeds both dated 01.08.2002 bearing Document Nos.7032 and 7033 of 2007 registered in the office of the Sub-Registrar, Sembium, and the said Receipts were registered as Document Nos.8065 and 8066 of 2009 in the Office of th_e Sub-Registrar, Sembium (Doc.Nos.2O and21). Advocate passed by the Board of Directors of M/s. styleone properties Private Limited on 12.08.2014 granting sanction to develop the aforesaid property measuring a total extent of 2.10 Acres or thereabouts by constructing a Building Complex after demolishing the existing structure thereon belonging to the aforesaid Mr L.K.
