December 30, 2015 http://nypost.com/2015/12/30/5-reasons-why-2016-will-be-gothams-biggest-year-in-luxe-living/ 5 reasons why 2016 will be Gotham’s biggest year in luxe-living By Hana R. Alberts and Zachary Kussin This year may have been a record for New York City property sales, but 2016 promises to bring even bigger, grander and far-luxer real estate designs and developments. Sure, naysayers now warn that the market could be cooling. But that doesn’t mean sales will cease — or even necessarily slow down. For buyers looking to score, new trends ranging from the rise of condo hotels to new Brooklyn condo towers await eager buyers. Here are the five top trends to look for next year. $100M+ apartments Last December, a penthouse at Midtown goliath One57 sold for $100.5 million, shattering the record for the most expensive apartment ever sold in NYC. But given the pace in which new condos are appearing — and the sums they are asking — that record might not last long. Just consider this list of mega properties with price tags to match: the penthouse at the Woolworth Tower Residences (dubbed The Pinnacle) is slated to ask $110 million; there will be a $130 million triplex atop an under-construction classic limestone tower at 520 Park Ave., and there’s a $150 million apartment said to be in the works for the topmost floors of the Philip Johnson-designed Sony Tower. Topping them all are rumors that there’s a deep-pocketed buyer cobbling together three floors at 220 Central Park South — to the tune of $200 million.

July 13, 2016 Giant, 1,000-Apartment Buildings Are Taking Over NYC By Zachary Kussin Bigger is better — even when it comes to New York City’s residential buildings. Since 2008, the twin tops of the 1,359- unit Silver Towers rental have punctuated the sky above Midtown. In Queens, jumbo-sized Linc LIC leased out all of its 709 apartments two years ago. But now, the city has reached a tipping point. More than 10 colossal rentals with 761 rentals! A skybridge connects the two towers of the massive American Cooper Buildings, rising on 500-plus units — several housing more First Avenue and East 36th Street. The project is than 900 apartments — either just slated to open this fall. opened or are in the development pipeline. Here are just a few. The fall-opening American Copper Buildings at 626 First Ave. in Murray Hill, a pair of swooping structures connected by a skybridge, have 761 units. (One of its architects, from the prominent firm SHoP, once likened the design to Beyoncé and Jay Z dancing.) In Long Island City’s Court Square, The Hayden, which will house 974 apartments in a glassy high-rise at 43-25 Hunter St., has topped out. Rockrose Development reportedly aims for completion next year. Then there’s Douglaston Development’s Swim a few laps inside the American Copper 2 N. Sixth Place in Williamsburg. The Buildings. waterfront tower’s 550 pads will go up for rent next March, with studios anticipated to start from $2,400/month. The activity comes in response to high demand for rentals from both landlords and tenants.
