The fee should be paid before the beginning of a term. Full payment for each term should be done irrespective of the number of working days. If the transport fee is not paid by the 5th of the first month of the term service will not be available from the next day. Transport use can be discontinued only at the end of a term. No refund shall be made for the unexpired portion of the term, in case of withdrawal from transport facility. A ‘service charge’ of AED 100/- will be applicable to those who discontinue transport service for any reason other than discontinuation at the end of the academic year. Payment Options: 1) Online Payment through the website www.stss.ae 2) Cash / Credit Card (Master / Visa) payment at the STS counter in the school 3) Cheque in favour of ‘School Transport Services LLC’ at the STS counter in the school There shall be a charge of AED 25/- in case of dishonoured cheque.     2020 Dubai Residential Capital Values May The VPI – Residential Capital Values for Dubai as of May 2020 stood at 70.6 points, declining at a continued accelerated monthly rate of 1.9%, -11.5% annually. The COVID-19 coronavirus pandemic limited people movement impacting sales enquiries, property viewings by prospect buyers as well as physical inspections by valuation surveyors. All properties monitored by the index saw monthly capital values decline by as much as 2.1%, examples of which were apartments in Jumeirah Village, Dubai Marina, Business Bay, Discovery Gardens, Jumeirah Beach Residence, Remraam, and villas in Jumeirah Islands and Al Furjan. Lowest registered capital value declines were found in Dubai Production City, International City, Arabian Ranches and The Meadows. May’s weighted average residential capital value per square foot in Dubai fell below the AED 900 mark for the first time since the 2010’s trough, currently at AED 898 per sq ft. With the stay-at-home measures slightly relaxed, May cash sales transaction volume performance was only 1% better than April’s already weak performance. There was an improvement in ready homes activity, as cash sales volume was 39% higher than April. However, May’s off-plan homes sales declined 10% when compared to April. Properties developed by Sohba, Emaar, Nakheel and Seven Tides topped the sales charts overall. Top off-plan locations transacted during May were in MBR City District One, Sobha Hartland, Jumeirah Village, Jumeirah Lake Towers and International City. Most transacted ready homes were Dubai Marina, Jumeirah Village, Dubai Sports City, International City and Al Furjan.

Our data is obtained from an extensive range of sources, including transactional evidence, valuation evidence (internal and external), discussions with major UAE lenders, brokers (internal and external) and data from managed portfolios comprising assets situated across the UAE. To date, the UAE real estate market has shown a surprising level of resilience in the face of serious challenges created by COVID-19. However, despite a number of positive reports suggesting that the economy is moving into a recovery phase, it is widely perceived that the full economic impact has yet to be felt. Rather, there is considerable risk that the economic unwinding from the pandemic has yet to begin in earnest. The Calm before the Storm? Whilst it might be surprising to describe recent tumultuous months as calm, the current data indicates a lag in real estate market trends to events that have already unfolded, and continue to unfold. This would appear evident from our Q2 2020 figures, which indicate no significant drop in values and rents over the past quarter. Rather, the declines were broadly in line with Q1 2020 results. On this point, it is worth noting that these drops were already anticipated based on significant levels of supply and weak demand. As such, it would appear that the ‘new’ headwinds created by COVID-19 have yet to bare teeth. It is widely expected that this picture will become much clearer following the resumption of international travel and the repatriation of unemployed workers.
