Land and Buildings at Lower Farm The farm extends to approximately 326 acres as a whole and comprises level and productive arable and temporary grassland (187.37 acres), permanent pasture (119.73 acres) and mixed woodland (9.76 acres) with a good range of farm buildings located on the southern boundary. The farm is ring fenced with good road access points on the eastern, southern and western boundaries and infield gateways throughout. Farmland The land at Lower Farm is predominately arable land comprising arable and temporary grass ley rotations with areas of permanent pasture to the western boundary. The arable land is currently farmed on a share farming agreement with the remainder of the land farmed in hand. The land is level and divided into good sized enclosures suitable for commercial farming activities with mature hedgerows to the majority of the boundaries. The land has been very well maintained and has an attractive outlook. Located centrally to the land is a 7 furlong hill gallop which is accessed from the main road on the southern boundary with an area for parking. The gallop is used on an informal basis on a per horse/per day rate. The majority of the area is in • Predominantly grassland with some arable farming. The fields are generally small or Parliamentary fields in medium sized. There is noticeably more pasture close to streamlines. There east and pre18th century are only very small woodland fragments. There are several small settlements irregular fields around straddling the high ground. In comparison to the adjacent lower character Poundon areas this area is well settled. Content BGT has taken the Register Review list as a sound basis from which to select sites for appraisal as part of its Research and Recording Project for designed landscapes in the historic county of Bucks (pre‐1974 boundaries). For each site a dossier is prepared by volunteers trained on behalf of BGT by experts in appraising designed landscapes who have worked extensively for English Heritage/Historic England on its Register Upgrade Project. Each dossier includes the following for the site: A site boundary mapped on the current Ordnance Survey to indicate the extent of the main part of the surviving designed landscape, also a current aerial photograph.

Make sure that, where possible, the objections are backed by factual information and or data. Note: Landscape and visual impact is the “Process of identifying potential effects on the landscape resource and visual amenity of a specified location or area”. Valid points to consider in any objection: • The scale of the development in terms of total area (buildings covering approximately 60 acres of green field land); • The size and height of the proposed buildings c. 9.5 to 17.5m, especially the accommodation blocks. These will be 4 storeys high and have services on top making them effectively 5 storeys high. Even the other buildings proposed are tall, 1-3 storeys high; • The total number of buildings on the site (60 acres of development); • The boundary fences and road around the perimeter; • The buildings would dominate and have a significant impact on the local landscape; • The prison will be sited on the top of a hill and it will not be possible to screen such high buildings from view, even with some levelling. The buildings will be clearly visible from the South-East through to the Western part of the site from a long distance away; • The site proposed for the new mega prison is located within the ‘Poundon – Charndon Settled Hills’ Landscape Character Area LCA7.1 and the ‘Woodland Rolling Lowlands’ Landscape Character Type, LCT7, as defined by the Aylesbury Vale Landscape Character Assessment 2008.
