20.17.000 Building Size and Floor Area Regulations
20.17.000 BUILDING SIZE AND FLOOR AREA REGULATIONS 20.17.010 MINIMUM REQUIRED. Any building intended in whole or part for residential purposes shall provide a minimum floor area, and basement or utility area as hereinafter specified by the regulations for the District in which such building is located. A. The minimum floor requirement for residential use shall be based upon the number of bedrooms, as defined by the Building Code, and total rooms, as defined by the Building Code exclusive of bathrooms, and is stated in terms of the total useable residential floor area required per family on a single floor level. B. In any district which requires minimum floor area for purposes and an attached garage requirement (sic), the district may credit a portion of the garage area toward the required minimum floor area. Carports shall not be so credited nor garages built at a basement level. C. In the case of any residential building which has more than a single floor level, the total of all liveable floor area which is not over any other liveable floor area shall be called the First Floor Area, and shall conform to the required minimum total floor area, except that the required First Floor Area may be reduced, to any further minimum as established and in proportion to an increase in total liveable floor area as set forth in the individual district regulations. 1. The individual district regulations may allow that a percentage of any such increase in total liveable floor area may be unfinished floor space capable under the Building Code or this Ordinance below of being finished to liveable floor area, provided such unfinished area is in the second story of a two story home as defined on the fold-out chart, (see 20.33.000.) In addition to requirements of the Building Code, such space shall meet the following requirements. -

Your presence and generosity enable us to host this exciting statewide event. Please note the following directions: Check in at the festival headquarters (Music resource Center, N235) before 7:30 a.m. (morning volunteers) or 12:30 p.m. (afternoon volunteers). Verify your work assignment since last minute changes may be made. You will receive a festival t-shirt which you should wear during the day. Please also wear a nametag, which will be provided. This helps others in identifying staff members/volunteers, and is your lunch ticket. Music Hall Lobby Monitors will be stationed at the Music Hall Lobby doors. You’ll need to close the doors when a performance begins, don't allow anyone to enter while a performance is in progress, then open the doors between performances. Watch that all food and drinks stay out of the music hall, help keep the lobby quiet, and in some cases, you may need to help the stage crew get things set up between performances. You may also need to help the info desk volunteers when it is busy, and to let everyone take breaks as needed. Help keep the entrance to the Art Gallery clear during times when it is open. Typically the south music hall lobby doors will be closed and locked, with all audience traffic using the north lobby doors. Art 2nd Floor Hallway Monitor will be stationed in the 2nd Floor AC South Hallway. -

All rights reserved. 7,500 copies of this public document were printed at a cost of $.000 per copy. • REC 3.40 11/1/2013 Introduction It is often said that the three most important factors in making a home buying decision are “location,” “location,” and “location.” Other than “location,” the single most-important factor is probably the size or “square footage” of the home. Not only is it an indicator of whether a particular home will meet a homebuyer’s space needs, but it also affords a convenient (though not always accurate) method for the buyer to estimate the value of the home and compare it to other properties. Although real estate agents are not required by the Real Estate License Law or Real Estate Commission rules to report the square footage of properties offered for sale (or rent), when they do report square footage, it is essential that the information they give prospective purchasers (or tenants) be accurate. At a minimum, information concerning square footage should include the amount of living area in the dwelling. The following guidelines and accompanying illustrations are designed to assist real estate brokers in measuring, calculating and reporting (both orally and in writing) the living area contained in detached and attached single-family residential buildings.
