Whilst the farmhouse externally has been well maintained, internally the property would benefit from upgrading to modern standards within the guidelines of its listed building status. The farmhouse exhibits a wealth of exposed timbers throughout together with many other period features including a magnificent Inglenook fireplace in the main sitting room. The accommodation, as can be seen on the floor plan, is spacious and highly versatile - ideal for a family, and the majority of the rooms enjoy fine views over the secluded grounds. The gardens surround the farmhouse, having been well kept over the years, comprising lawned areas, mature shrubs and a kitchen garden tucked away in the north east corner. The swimming pool/changing room is located to the west side and is fenced off. There is considerable scope for incoming new owners to create a unique and wonderful period country retreat. THE LAND AND FARM BUILDINGS The farm buildings/outbuildings are set to the west of the farmhouse and briefly comprise as follows; Two storey barn -two former cow sheds - open structure /hay barn - truncated one bay Dutch Barn - double garage, holding yard. Planning consent was granted (Tandridge District Council Ref; 2002/542) for the demolition of the open structure and the conversion of the existing buildings (the two storey barn and the two cow sheds) to 2x 3 bedroom dwellings together with the erection of two detached double garages. This 2002 permission was implemented by way of the erection of one of the detached garages. The lawfulness of the implementation was confirmed by Tandridge District Council on 11/06/07 and therefore the permission remains extant in perpetuity. Further details and plans available on request. The pasture land is divided into two fields located to the east and west with the paddock directly due south of the Farmhouse. The boundaries are defined by mature broad leaf trees and hedgerows. The pasture land will be subject to an Overage Deed. Further details available on request. The pond is located on the northern boundary close to the farm buildings. In all the whole extends to about 15.5 acres. jackson-stops.co.uk LOCATION South Hale Farm is situated in a secluded rural location at the end of Moats Lane on the southern outskirts of South Nutfield. The village of South Nutfield has a great community feel and for the commuter, the railway station offers connections to Redhill for direct trains terminating at Victoria or London Bridge. South Nutfield also has a thriving and award winning village shop, primary school, pub and Priory Farm with its farm shop plus nursery, coffee shop and fishing lake- this is almost a tourist destination in its own right. There is also a church and an active and long-established cricket club. Miles of unspoilt countryside with numerous footpaths and bridle paths can be found close by. Reigate and Redhill are within striking distance, offering an excellent range of amenities. The schooling is also very good in both the state and private sector, including The Hawthorns private school in Bletchingley, Reigate Grammar, Micklefield, Reigate St. Mary’s and Dunottar. Oxted to the east offers an excellent range of amenities. DIRECTIONS From Reigate and Redhill take the A25 eastbound towards Godstone. After about 2 miles, turn right signposted South Nutfield into Mid Street. Proceed to the end of Mid Street, turn left at the T junction into Kings Cross Lane then almost immediately right into Crab Hill Lane. Proceed to the end of Crab Hill Lane and just before the bridge that crosses the M 23 turn right into Moats lane. • Tandridge Local Plan Consultation Please Write in Now!
Tandridge Local Plan consultation Please write in now! Tandridge Council’s new Local Plan c laims 9,400 more houses are needed. The Council has identified sites for more than 1,500 around Smallfield and Burstow, mostly on Green Belt land How will the Plan affect you? The Local Plan sets the policy for future housing development in Tandridge District for the next 20 years. Once it is agreed, all planning applications will be decided in line with it, so it’s important to make your views known now. Although at this time there are no designated sites for major development in Horne listed on the local plan there are a significant amount of sites in the surrounding villages, notably, Smallfield, Lingfield and Felbridge. The Plan claims that 470 houses are needed every year, almost 4 times the current requirement. The increase has been assessed by a leading specialist consultant looking at population, demographics, migration and household size trends over the next 20 years. This scale of building would put intolerable and unsustainable pressure on infrastructure such as schools, health services, roads, rail services and parking which are already struggling to cope with the existing demand. What can you do? If you want to meet our local needs, protect the local environment, protect local infrastructure from being swamped by overdevelopment and achieve a reasonable and proportionate outcome for Tandridge.... Please take part in this crucial consultation and send comments to Tandridge Council. Either: 1. Email comments to: [email protected] OR 2. Send a letter marked “Local Plan consultation” to: Planning Policy, Tandridge District Council, Council Offices, 8 Station Road East, Oxted, Surrey, RH8 0BT OR 3.
