More recently further modernisation and updating have taken place and we are pleased to offer Butteriss Dairy in excellent decorative order throughout. The building has lovely stone 3 Ref: LCAA7814 elevations under a slate roof which curves with the 30 metre long single storey building. Inside the space feels extremely voluminous due to very high ceilings found in all of the rooms apart from the bathrooms. Underfloor heating with independent digital controllers for each room is also found throughout. The front door opens off the courtyard into an exceedingly long curving hall which runs around the north side of the building, opening into the master bedroom suite to one end and the huge living/dining room at the other. The living/dining room opens out onto a south west facing patio and also has a woodburning stove. Beside this is the kitchen/breakfast room which also opens to the patio and garden. The master bedroom is of a very good size and has its own en-suite shower room whilst the other three bedrooms overlook the garden and share a bathroom with separate shower. The grounds are just as important with a large level lawned garden sweeping around the south and south west facing sides. A paved patio basks in the sun and looks out over the garden to a large and level field owned by the property with further countryside beyond. The garden is fenced and to either side are generous gravelled parking areas. Finding a property with immediately adjacent land is always difficult and often comes with compromises on the house but this is certainly not the case with Butteriss Dairy and we would strongly recommend viewing to appreciate all the assets on offer. 4 Ref: LCAA7814 LOCATION Edgcumbe is a small hamlet between Helston and Penryn/Falmouth with Stithians Reservoir and its water sports facilities just to the north. To the south are the beautiful rolling hills which descend to the creeks and tributaries of the Helford River which is one of Cornwall’s most idyllic and sought after areas with protected beaches facing south over the safe sailing waters. About 10 minutes’ drive to the east is the port of Falmouth which is Cornwall’s largest and best served port town with deep water moorings, boating facilities, branch line railway station, schooling for all ages, local hospital and out of town trading and shopping estates. Its beautiful harbourside streets are filled with many local and national retailers as well as restaurants, cafés and art galleries. About 10 minutes’ drive to the west is Helston, an historic market town where there is again a good selection of local and national retailers as well as supermarkets, a local hospital and schooling.
