By 2007 approximately 60% of all home loan applications in South Africa (SA) were sourced through origination. The entry of MO’s to the market has drastically changed the banks’ interactions and relations with home loan clients. MO’s are seen as providing a meaningful service to buyers and best of all: this service is free to home loan applicants. This study provides a comparative study of mortgage origination in Australia, Canada, Singapore, New Zealand, The Netherlands and South Africa. It further examines the role of mortgage originators in South Africa. The study reveals that South Africa might have much to learn from other countries in terms of MO practices, and regulation within the MO industry.     The Role of Mortgage Brokers in the Subprime Crisis Antje Berndt¤ Burton Holli¯eldy Patrik Sandºasz Abstract Prior to the subprime crisis, mortgage brokers originated about 65% of all sub- prime mortgages. Yet little is known about their behavior during the runup to the crisis. Using data from New Century Financial Corporation, we ¯nd that brokers earned an average revenue of $5,300 per funded loan. We decompose the broker revenues into a cost and a pro¯t component and ¯nd evidence consistent with bro- kers having market power. The pro¯ts earned are di®erent for di®erent types of loans and vary with borrower, broker, regulation and neighborhood characteristics. We relate the broker pro¯ts to the subsequent performance of the loans and show that brokers earned high pro¯ts on loans that turned out to be riskier ex post. Introduction Mortgage brokers act as ¯nancial intermediaries matching borrowers with lenders, as- sisting in the selection of loans, and completing the loan application process. Mortgage brokers became the predominant channel for loan origination in the subprime market. For example, in 2005 independent mortgage brokers originated about 65% of all subprime mortgages.1 Despite the mortgage brokers' central role in the subprime market, little is known about their behavior and incentives, nor about the types of loans, borrowers, or properties that generated pro¯ts for the brokers.
