Situated: On the eastern side of the hamlet of Barfrestone and lying between the villages of Shepherdswell and Eythorne in East Kent. It is situated 2 miles from the A2 which links the Cathedral City of Canterbury (10 miles) and Dover (6 miles). Directions: Turn off the A2 Canterbury to Dover road signposted to Shepherdswell along Coxhill Road. After passing through the village of Shepherdswell and immediately beyond the level crossing turn left into Barfrestone Road. Just beyond the next crossroads is the south-western corner of Lot 2. Proceed further up Barfrestone Road into Barfrestone and then keep right towards Eythorne and the northern end of Lot 1 will be on your right hand side lying in the bottom of the gentle valley. Nearest postcode (Barfrestone Court Farm) CT15 7JJ. Description: Two fields of free draining lime rich loamy soil classified by MAFF on the Land Classification map as Grades II & III. The land is very gently sloping and affords distant views of Thanet. Historically this land has grown arable crops to include Winter Wheat, Winter Oilseed Rape, Maize and a short term Grass Ley. The fields have either woodland or hedged boundaries with rabbit fencing or are open and adjacent to the road. The ancient Roman Way (now a bridleway) bisects the two fields. Both Lots have a small area of mixed woodland on the eastern side. Lot 1: Barfrestone Road Land - 47.38 hectares (117.08 acres): This comprises 42.8 hectares (105.76 acres) of arable land within a single field fronting Barfrestone Road at the north end. Access to this land is off Barfrestone Road. At the south end this Lot includes the Bridleway. To the eastern side is a block of mixed woodland extending to 4.58 hectares (11.32 acres) to include the byway. Lot 2: Long Lane Land - 25.79 hectares (63.73 acres): This comprises a single field of 23.12 hectares (57.13 acres) also with a block of mixed woodland to the eastern side amounting to a further 2.67 hectares (6.6 acres). This field has long road frontage on its western and southern sides together with two good field accesses. The eastern boundary of the arable field comprises woodland and the northern edge is the old fence to the south side of the bridleway.
