To the Inhabitants of the Town of Stratham in the Count.v of Rockingham in said State, qualified to vote in Town Affairs You are hereby notified to meet at Stratham Town Hall in said Stratham on Tuesday, the 14th day of March, next, at eight of the clock in the evening to act upon the following subjects: 1. To choose all necessary Town Officers for the year ensuing. 2. To raise such sums of money as may be neces- sary to defray town charges for the ensuing year and make appropriations of the same. 3. To see if the Town will vote to allow one percent discount on such property taxes as are paid by August 15th, or within 30 days from the day upon which the tax wa'-rant is committed to the collector, whichever is later, the date to be printed on the tax bills. 4. To see if the Town will authorize the Selectmen to borrow money in anticipation of taxes. 5. To see if the Town will vote to raise and appro- priate the sum of two hundred thirty four dollars and three cents ($234.03) against the State's fifteen hun- dred sixty dollars and twenty two cents ($1,560.22) for State Aid Construction. 6. To see if the Town will vote to raise and approp- riate the sum of five hundred dollars ($500.00) to gravel the west end of River Road and build a turn- — 6 - : around and small parking area on the Town Landing at the end thereof, 7. To see if the Tov/n will vote to raise and approp- riate the sum of one thousand dollars (|1,000.00) to install accoustical treatment on the ceiling and the walls of the Towm Hall. 8. To see if the Town will vote to amend the Zoning and Land Use Ordinance, adopted at the annual town meeting June 10, 1959 and as it may have been amended by subsequent town meetings, as follows : (A) To amend Article II by omitting after "agri- cultural", the word ''commercial", and by adding af- ter ''industrial district", the words "commercial dis- trict", so that it will then read 1. Residential-Agricultural District 2. Industrial District 3. Commercial District (B) To amend Article IV, the name of the dis- trict, by omitting after the word "agricultural", the word "commercial", so that the title will read : Resi- dential, Agricultural District. (C) To revise Article V, Section A, by omitting after the word "Agricultural", the word "commer- cial" so that it reads "Residential, Agricultural Dis- trict". (D) To revise Article VI, Section A, paragraph 1, by omitting in two places after the word "Agri- cultural" the word "commercial" so that it reads "Residential, Agricultural District". (E) By adding after Article IV, Article IVa and the following new section to read as follows : Article IVa. Commercial District, (a) A building may be erected, altered or used and a lot may be used or occupied as provided for under Article IV within the - 7 - : Commercial District and may be used for commercial uses that meet the following requirements: 1. The building be located at least sixty (60) feet from the edge on any right of way and not less than twenty (20) feet from each boundary of the lot. 2. Provide adequate parking facilities to accomodate (a) freight and delivery trucks, (b) employee parking, (c) ve- hicles of business invitees. 3. Shall conform to all the sanitary provisions of Artcile III, Section F. (F) By adding after Article XIV, sub-paragraph '1" H, the following new paragraph entitled : 1. Commercial Uses. A commercial use shall include wholesale or retail trade, restaurants, hotels, or mo- tels, gasoline stations or office buildings. (G) To amend Article IX by omitting the word "com- mercial" in Paragraphs B and C so that it reads: Residential-Agricultural District and by striking out sub-paragraph 3 and by adding in place thereof: 3. Shall conform to all the sanitary provisions of this ordinance Article III Section F. (H) To revise the Stratham Zoning Map so as to show tiie new commercial zone which shall be a shaded area more particularly described as follows Beginning at the Exeter line at Portsmouth Avenue; thence running notherly along Portsmouth Avenue to a point five hundred and fifty (550) feet from the center line of Bunker Hill Avenue on the easterly side of Portsmouth Avenue and to a projection of the center line of Bunker Hill Avenue on the westerly side of Portsmouth Avenue, to carry a depth easterly and westerly of the center line of Portsmouth Avenue of four hundred (400) feet and the easterly and westerly bound of this district to be parallel with the center line of Route 101 at all points. Also a commer- cial zone starting at the junction of Winnicut Road - 8 - : with Portsmouth Avenue and thence running in a westerly and southerly direction along Portsmouth Avenue, to the Southerly point of the Circle and said Commercial District to have a depth on each side of the center line of Portsmouth Avenue and the Circle of four hundred (400) feet. 9. To see if the Town will vote to raise and approp- riate the sum of five thousand dollars (S5,000.00) to revalue the Town. 10. To see if the Town will vote to raise and approp- riate the sum of seventy five dollars (|75.00) to install and maintain street lights at the Community Church. 11. To transact any other business that may legally come before this meeting. (The polls will be open from 10:00 A.M. to 6 P.M. at the Lower Tovvn Hall to elect Town Officers. The discussion and action on the articles in the Warrant at 8:00 P.M. in the Upper Town Hail.)
